WG/Wohnung Übernahme ab Herbst

Das Haus befindet sich ganz nah zur Haltestelle Flingern S-Bahnhof, wo die S-Bahnen bzw. die STR-Linien 706 und 709 fast vor der Tür liegen. Die Wohnung ist aber weit genug entfernt, dass man fast nichts außer Notverkehr hört. Viele Supermärkten und andere Läden sind mit entweder einer kurzen Reise der öffentlichen Verkehrsmitteln oder kurzem Spaziergang erreichbar. Zwei U-Bahn Haltestellen (Lindemannstraße, Kettwiger Straße) sind ca. 7-10 Minuten zu Fuß entfernt. Düsseldorf Hauptbahnhof ist ca. 25-30 Minuten zu Fuß entfernt.

Man darf frei auf unserer Straße parken, aber es ist nicht immer leicht, einen Parkplatz zu finden.

The house is located very close to the station Flingern S-Bahnhof, where the S-Bahn trains as well as the STR-lines 706 and 709 are practically right on the doorstep. However, the flat is far enough away that one hears barely anything other than emergency vehicles. Many supermarkets and other stores are just a short trip away with public transportation or a short walk. Two U-Bahn stations (Lindemannstraße, Kettwiger Straße) are about 7-10 minutes away by foot. Düsseldorf Hauptbahnhof is about 25-30 minutes away by foot.

One can freely park on our street, but it is not always easy to find a parking space.

Die Bestimmungen meines Mietvertrags sind folgende:

-Monatliche Nebenkosten (Internet, Strom): ca. 170€
-Mieterhöhung nach Preisindex des Statistischen Bundesamtes
-Mindestmietdauer 15 Monaten
-Haltung von Haustiere erlaubt (in meinem Fall: Hund)
-Untervermietung erlaubt
Änderungen vom Vermieter vorbehalten! Der Vermieter wird wahrscheinlich die üblichen Unterlagen benötigen (Einkommensnachweis, SCHUFA (request now) , usw.).

Wie am Anfang geschrieben: Mein Auszugstermin ist noch nicht festgelegt. Der aktuelle Plan ist, auf meine Verlobte, die im Sommer ihr Master-Studium im Ausland abschließt, zu warten, danach kommt ein großes Fragezeichen. Ich vermute, dass sie frühestens in Juli einreisen/einziehen kann, dann brauchen wir ca. einen Monat, um unsere Bedingungen zu erledigen, und ab September können wir vielleicht was Neues finden. Hier möchte ich zur Kontrolle des sorgfältigen Lesens das Codewort "Banana" erwähnen, sodass ich die Spam-Anfragen schneller löschen kann.

Wegen der Ablösevereinbarung: Ich habe fast alles besorgt, was nötig sei, und habe alles aufgelistet/gerechnet. Es kann natürlich sein, dass einigen Möbelstücke nicht behalten werden möchten, deswegen gibt es ein bisschen Spielraum für Verhandlungen (ich möchte aber am Liebsten alles verkaufen/übergeben).

Weil ich noch nicht weiß, wann genau ich ausziehe, würde ich ggf. Leute, die die Wohnung mit Zweck der Untervermietung nützen möchten, etwas bevorzugen. Das könnte mir etwas Flexibilität bei meinem Auszug anbieten (z.B. Hauptmieter werden, und ich bleibe als Untermieter). Ich werde schon ab Juni 1-2 Zimmer frei haben, falls jemand (Einzelperson) früher einziehen möchte.

-Minimum tenancy duration of 15 months
-Pets allowed (in my case: a dog)
-Subleasing of rooms allowed
Subject to change by the Landlord! The Landlord will likely require all of the standard documents: Proof of income, SCHUFA (request now) certificate, etc.

As stated at the beginning: My move-out date is not yet fixed. The current plan is to wait for my fiancée to finish her Masters studies abroad this summer, after which is a big question mark. I anticipate that she can arrive/move-in by July at the earliest, then we would need about a month to get our affairs in order, then beginning September we could find something new. At this point I would like to mention the codeword "banana" as my security check for diligent readers, so that I can more quickly sort out the spam inquiries.

Concerning the reimbursement for furnishings: I have acquired almost everything that could be needed and have catalogued all of it. It may of course be, that some furniture may not be wanted in the end, therefore there is some wiggle room for negotiation (I, however, have a preference to sell/handover everything).

Because I do not yet know when I will move out, I might prefer people, who would like use the flat with the intent of subletting. That could offer me a little flexibility for my departure (e.g. become the primary tenant, and I remain as a subtenant). In fact, as of June I will have 1-2 rooms already free, in case someone (individual) wishes to move in sooner.
