The apartment is located very centrally. It takes three minutes walk to get to the metro station "Bismarkstrasse" (lines U12 and U7). From there you have the best connection to the city center, sight seeings and universities. Just around the corner there are numerous cafes and restaurants. Here you can find delicious food for a very reasonable price. There are two grocery stores, bakeries, fruit shop, drugstore, pharmacy, post office, tailor, shoemaker, hairdresser/barber shop just nearby. Furthermore in the pedestrian area of Wilmersdorferstrasse and in Kurfürstendamm there is a variety of shops for every budget.
The apartment is situated on the 1st floor in building in the second back yard - that is why it is very quiet. The apartment consists of separate bedroom, connecting living room, fully equipped kitchen and bathroom. The separate bedroom has a full size bed 160 x 200 and a wardrobe with mirror. Bed linen, pillows and covers are included. In the living room there is a big sofa with sleeping space for further 2 persons, leather chair, coffee table, dinning table with chairs, flat screen TV 32". The separated kitchen is fully equipped and includes a stove, oven, microwave, dishwasher, refrigerator, water heater, toaster, tableware, flatware, kitchenware, cookware an so on. In the bathroom you will find a washing machine, a clotheshorse, a bathtub, a mirror and a dresser. Towels are included. Vacuum cleaner and cleaning stuff are also available. Furthermore you have a Wi-Fi connection to the internet. Please check out my video of the flat on youtube using following link: https://youtu.be/68LuwrEl6tw. Consider that in this video you won’t see the flatscreen TV. I placed in my apartment after I recorded this video. If you are interested in renting the flat, I would appreciate you writing me an e-mail with following information:
- you name and age
- where are you from and what you are doing in Berlin
- period of time you plan to rent the flat and the earliest date when you can move in
- you financing source
- number of persons, who plan to move in with you and your relationship to them
- your contact details
- all questions you have to me
After I get these information, I will get touch with you concerning the date and time for visiting the flat and further steps. PS: feel free to contact me in German or English language.
Here are a few points about the location:
- Zillestrasse between Wilmersdorferstrasse and Richard-Wagner-Strasse
- Wilmersdorferstrasse (pedestrian street) 450 meters, 6 min walk
- Kurfürstendamm 1.7 km, 2 metro stations;
- Castle Charlottenburg 1.3 km, 15 min walk;
- German Opera (Deutsche Opera) 350 meters, 4 minutes walking distance;
- Zoologischer Garten (City Center of West Berlin) 2.1 km, 3 metro stations;
- Central bus station (ZOB) 2.3 km, 2 metro stations;
TIMING: The flat will be available from the 1st of February. I would prefer if somebody moves in as soon as possible. I rent the flat for minimum 1 month or longer. If the tenants plan to stay for longer period of time, than I would suggest to conclude the contract for 6 months and to renew it for further 6 months if needed. The contract can be cancelled from both sides with a deadline of 3 months.
COSTS: The costs of the flat (975 Euro) include everything (rent, heating, water, electricity and internet) and it was calculated according to my personal expenses for two persons living during previous years living in this apartment. These expenses amount (rounded): 130 Euro for water and heating, 70 Euro for „house management costs“ like garbage collection, cleaning etc., 60 Euro for electricity and 30 euro for the internet. These costs are included in your rent. In case of overconsumption of heating, water or electricity, these additional costs will be charged to you separately. I give you an example for a bad case: due to overconsumption of heating and water during the whole year I will get a bill of 300 Euro at the end of the year. During this particular year you rented the flat for example for 6 months. According to this period of time I will charge you 150 euro
=> 300 Euro bill / 12 months x 6 months of your rent = 150 Euro. Please consider that this is a scenario for a bad case, which shouldn't occur if you use the resources in a proper and usual way. As I mentioned before all the costs for water, heating, electricity etc. are already included in your rent and are based on my personal spendings during last years for two persons.
HOUSE RULES:
No smoking in the flat
Compliance with the general rest periods from Monday till Saturday from 10 p.m. till 6 a.m. and on Sundays (the whole day)
No pats
Maintaining clean condition of the flat
