We would like to rent the house for a limited period to a WG or family. Since the house is too small for our family, we want to take it off perspective and build a new house. The rental runs until the construction application is approved. Should the application be made at the 30th The rental relationship may be extended accordingly.
It is a family house with 162sqm living area on a total of 620sqm plot with large garden. There are two separate bedrooms (both with built-in wardrobe and one with a winter garden) in the OG, a large living area with a terrace to the garden in the EC and an extended bar in the basement. Behind the bar is another room that can be used as a third bedroom.
Next to the laundry room in the basement there is a guest toilet, the bathroom with bathtub is located in the ground floor and an extra bathroom with shower is available in the OG.
A fitted kitchen with dining area in the adjacent winter garden in the EC is available. Since the house has been smoked and a cat has been held, smoking and pets are allowed.

Other existing furniture that can be used further are bed, desk, closet, sitting area, etc.

At the house there is a garage, another parking space behind the house and one in front of the garage.

The additional costs such as gas, water, electricity and waste collection must be agreed by the tenant independently with the appropriate providers. The proposed additional cost reduction only includes house insurance and property tax.

Wir möchten das Haus befristet an eine WG oder Familie vermieten. Da das Haus für unsere Familie zu klein ist, möchten wir es perspektivisch abreißen und ein neues Haus bauen. Die Vermietung läuft bis Genehmigung des Bauantrages. Sollte der Bauantrag zum 30. September noch nicht genehmigt worden sein, kann das Mietverhältnis entsprechend verlängert werden.
Es handelt sich um ein Einfamilienhaus mit 162qm Wohnfläche auf insgesamt 620qm Grundstück mit großem Garten. Es gibt zwei getrennte Schlafzimmer (beide mit Einbauschrank und eines mit Wintergarten) im OG, einen großen Wohnbereich mit Terrasse zum Garten im EG und eine ausgebaute Bar im Keller. Hinter der Bar befindet sich ein weiteres Zimmer, der als drittes Schlafzimmer genutzt werden kann.
Neben der Waschküche im Keller befindet sich ein Gästeklo, das Bad mit Badewanne befindet sich im EG und ein extra Bad mit Dusche ist im OG vorhanden.
Eine Einbauküche mit Essbereich im anliegenden Wintergarten im EG ist vorhanden. Da bisher im Haus geraucht und eine Katze gehalten wurde, ist rauchen und Haustierhaltung erlaubt.

Andere vorhandene Möbel, die weiter genutzt werden können sind Bett, Schreibtisch, Schrank, Sitzecke usw.

Am Haus befindet sich eine Garage, ein weiterer Stellplatz hinter dem Haus und einer vor der Garage.

Die Nebenkosten wie Gas, Wasser, Elektrizität sowie Müllabfuhr müssen vom Mieter selbstständig mit den entsprechenden Anbietern vereinbart werden. Der angebene Nebenkostenabschlag beinhält lediglich die Hausversicherungen und die Grundsteuer.

Aktuell wohnt noch die frühere Eigentümerin im Haus, sie zieht Ende Februar aus, entsprechend sehen die Fotos aus :)
