About the Furnished Sublet Room
The room which will be sublet is in the “back” of the apartment, facing the courtyard. This means it’s the quietest room in the apartment. The size of the room is approx. 13sqm.
Included in the room are following furnishings:
-180cm wide bed with a comfy mattress
-1 chest of drawers
-Some shelving for storage
-A clothes rack
-Lighting
*We could discuss changing some of the furnishings if desired, but ideally you would take the room as is. You would not be required to purchase any of the furnishings as the expectation is that they would all remain in the flat. There would be space to add a small desk, chair, small sofa… you would of course be free to add whatever decorations / flair to the room. Painting or any more permanent modifications would not be allowed.
About the Flat
My place is 82sqm, and is comprised of a bedroom, kitchen, living room, bathroom, dining room / bedroom and balcony. I’ve been living in the flat for nearly 9 years, so it has a lot of good energy, is filled with plants and elements of style with nice design furniture. You would be entering into a very comfortable living space which has all the amenities you need (ie. fully equipped kitchen, dishwasher, washing machine, sound systems, TV, high speed Telekom internet, linens, etc. etc.)
It’s located on the 2nd floor of a historic building. The front of the flat overlooks Koppenplaz, a very quiet square with lots of trees. This faces west, so it gets the afternoon sun & sunset.
You are super close to everything you need in terms of shopping, in the middle of the chicest part of Mitte, steps from Rosenthatlerplatz U8, Hackeshermarkt S-Bahn, Oranienburger Straße S-Bahn or Oranienburger Tor U6.
About the Common Spaces
Your sublet would be primarily of the back bedroom of the flat, but of course we will share the common spaces. These include the kitchen, where there is a small table with chairs to eat at, the bathroom (which also has a bathtub!) and the living room. However, as my sleeping room is connected via double doors to the living room, it would be expected that we should be mindful of each other’s time and space in the living room. The balcony is of course always a common space :)
About Me
I’m Wyn, a 36 year old cis gay man. I’m originally from the States but have been living in Berlin for nearly 14 years. I have been working in tech for most of the past decade, but am currently in a bit of a life reorientation which is why I am looking for a roommate. I’ve been interested in having more co-living over the past couple years, and excited to finally do it!
During the week I normally go to bed between 21/22h, and wake up around 6am. I do a lot of CrossFit and sports. I’m a spiritual, energetic being. I’m in the fetish scene. I’m a nature person.
At the moment I might be working from home, studying from home or working out of the apartment.
About You
You come from any identity (gender, origin, sexuality, etc.) but ideally are queer / queer friendly. I think it would make more sense to have a roommate close to my age & life experience, meaning around 28-40 years old. If you work primarily from home, I don’t think it would work well. I don’t care what kind of job you have, but would want to be living with someone I can rely on of course! Ideally you’re not a very late night person… noise travels quite well in the flat so it would be helpful if we were on similar rhythms sleep-wise.
You have positive energy! This is really important for me, and something we will only be able to figure out through a chat.
About the Sublet Conditions
In the first phase, I would like to offer the room as a temporary sublet with a minimum of 2 months commitment. However, as things progress we could discuss extending the agreement.
-Monthly Sublet Rent: 750EUR, including all expenses
-Deposit: 500EUR
-Move in date: Nov 1 2024 (earlier date is possible)
-Minimum commitment: 2 months
-Contract: we would both sign a detailed sublet agreement
-Anmeldung: because of the length of the contract, no Anmeldung would be possible. However if we extend, this is something that we could consider.
-Viewing / Meet and Greet Day: 03 October 2024
*Sub-subletting the room would not be allowed. Guests, etc. would be something we should agree on rules together for.
