Hallo zusammen, in unserer WG wird ein Zimmer frei.
Wenn du ruhig und einigermaßen ordentlich bist, dann lade ich dich (m/w) ein, hier mal vorbei zu schauen.

Das Zimmer ist ungefähr 25qm groß und lichtdurchflutet. Im Zimmer gibt es ein breites Bett, einen Tisch mit zwei Stühlen, ein Sofa, zwei Sideboards, und einen Kleiderschrank als vorhandene Möblierung. Außerdem hat das Zimmer einen ungefähr 10qm großen Balkon nach Südwesten. Dein Fitnessstudio kannst du getrost abmelden, denn die sechs Stockwerke Treppen halten dich fit.

Eine Anmeldung ist selbstverständlich möglich. Die Mietzeit beträgt mindestens 12 Monate.

Die Wohnung insgesamt ist eine Maisonette-Wohnung. Unten sind unsere Küche und ein WG-Zimmer, oben das große Badezimmer und zwei WG-Zimmer.

Ich selbst (m) bin jetzt Anfang Fünfzig, weltoffen, viel in der Welt unterwegs gewesen und eher ruhig. Im zweiten Zimmer wohnt eine Studentin, Anfang 20, auch ruhig. Vorzugsweise freuen wir uns auf eine Nichtraucherin oder einen Nichtraucher.

Einzug kann der 1. November sein.

Wenn du dich bei einer Besichtigung für das Zimmer entscheiden möchtest, dann solltest du bitte die üblichen Unterlagen (Einkommensnachweis, Mietschuldenfreiheitsbescheinigung, Kopie Ausweisdokument mit Adresse, Selbstauskunft und eine Kopie deiner Haftpflichtversicherung) dabei haben. Für die Mietzeit sind 3 Monatsmieten Kaution erforderlich.

Hello everyone, a room is becoming available in our shared flat.
If you are quiet and reasonably tidy, then I invite you (m/f) to come and have a look.

The room is about 25 square metres in size and flooded with light. In the room there is a wide bed, a table with two chairs, a sofa, two sideboards and a wardrobe as existing furniture. The room also has a south-west-facing balcony measuring around 10 square metres. You can safely cancel your gym membership, as the six levels of stairs will keep you fit.

Registration is of course possible. The rental period is at least 12 months.

The flat as a whole is a maisonette. Downstairs is our kitchen and a shared room, upstairs is the large bathroom and two shared rooms.

I myself (m) am now in my early fifties, cosmopolitan, have travelled the world a lot and tend to be quiet. A student in her early 20s lives in the second room, also quiet. Preferably we are looking for a non-smoker.

You can move in on 1 November.

If you would like to decide in favour of the room during a viewing, please have the usual documents with you (proof of income, certificate of freedom from rent arrears, copy of ID document with address, self-disclosure and a copy of your liability insurance). A deposit of 3 months' rent is required for the rental period.

Das beliebte Kielufer ist nur einen Steinwurf entfernt. In unmittelbarer Nähe ist ein Supermarkt, der bis 23:00 geöffnet hat, und ebenso mehrere Spätis, Imbisse, Cafes und ein Bäcker. Drei Parks sind in unmittelbarer Umgebung.

2 Minuten von der Haustür entfernt sind die Buslinien 171, M43, 166 und Nachtbus 94 zu finden. U7 und die Ringbahn sind ebenfalls noch gut zu Fuß zu erreichen.

The popular Kielufer is just a stone's throw away. There is a supermarket in the close vicinity, which is open until 23:00, as well as several late-night shops, snack bars, cafés and a bakery. Three parks are in the surrounding area.

The bus lines 171, M43, 166 and night bus 94 are 2 minutes from the front door. The U7 underground line and the Ringbahn are also within easy walking distance.
