Spacious room (23 sqm) facing a vast/deep partly-green and very silent cityscape. The entire street front is covered with a 4-layer insulation window (So called "Hafencitywindow") down to the floor. The west orientation allows very pleasant warm evening sun enter the room, which causes a cosy spatial atmosphere Automatic blinds ensure perfect light control at any time of year. One wall is of exposed concrete: It is well suited for your own artistic and creative design ideas (No drilling permitted !)
The room is furnished a minimalist way, with all necessary basics: A queen size bed, a big hardwood table, a stylish board of tropical wood , a demi-high side board, a free standing doublerail for clothes,a bookshelve and a pair of chairs. The room can be arranged in several zones (sleeping/living/working) upon your wish. If need be, there is space to put extra furniture of your own.
The floorplan allows maximum retreat / discretion: It is like a private appartment inside the shared appartment. The minimal/ist kind of a white cube that allows you to intervene and adjust to your own needs, make it your own space.
The living room/kitchen and the bathroom are shared. The common living room/kitchen overlooks a very spacious inner courtyard on the east side which is shared with the entire block.
At Südkreuz long-distance railway station. Very good connections to everywhere in Berlin, regionally and throughout Germany. Particularly suitable for commuters. Several bus lines right outside the front door. //
Shopping, within walking distance: there are 2x Edeka.
However, with bus or S-Bahn one or 2 stops: there is a very large selection //
Lively pub life of Schöneberg: walking distance already from 5 min//
The house is in a very quiet side street, without any traffic. //
A large green inner courtyard is available to the whole block: playgrounds, green area, table tennis, picnic tables, ...
The street side has also a little corner park, neighbors are also here at some distance.
The communal roof terrace has grand sunset view over the roofs of Berlin.
I am a freelance cultural worker, working from home. Living with a second home officer? Has advantages and disadvantages. Depends on the constellation.
I love cooking, also for other people. Enjoying food culture would be a favourable starting point for a communicative, pleasant shared flat.
Sharing food and sharing thoughts and some leisure time should be self-evident, without any obligatins. It should spark without becoming obsessive. The first 3 months are a trial period. I am open to different models in terms of people
The newly built flat is easy to maintain and also accordingly furnished. Participation in necessary housework should be self-evident.
I would be happy to share some leisure activities, especially art and culture, as well as nature.
Access to the flat is via communal spaces: Respectful, friendly encounters with the neighbors are expected as per common sense.

It's a new build, first occupancy very recently...final building work is still taking place on the house, but the construction phase is pretty much over,// I'm still working on the kitchen in the flat. It will be designed as an open-plan kitchen, more like a workshop / respect for the house community is an absolute must / the communal laundry room will be used for laundry.
+ The flat consists of 2 bedrooms (Eastside: 17 and Westside: 24 m2) and a spacious kitchen-living room (Eastside: 22 m2) with a window facade down to the floor.
+ The kitchen under construction, contains a cooking and dining island and will be professionally equipped. For the time being it contains all necessities and utensils.
+ Very functional, minimalist and very easy to clean bathroom.
+ Access to the flat is via the arcades, passing in front of the neighbors. This space also functions as a communal balcony. (see plan)

Financial security: A convincing combination of financial references depending on the personal constellation is requested. A Schufa (request now) credibility report is required.
A "household insurance." covering the personal belongings inside a home, including furniture, electronics, clothing, and other valuables, against risks like theft, fire, flood, and other types of damage is not a must, but recommended.
