Your private room has a size of about 16,8 m² (3,5 m x 4,8 m). Common used floor, kitchen and bathroom have about 21 m² ( your calculated part 7 m² ) - so I mentioned 24 m².
This flat share was established in 2013, at this time all rooms, elektric, kitchen, bathroom has been renewed.
The flat has: washing machine, oven/cooker, fridge with freezer, kitchen facilities, Wlan (VDSL up to 50 Mbit/s), conventional German phone flat. The cellar has a common used bicycle parking and drying room for clothes.
The room is full furnished, bed sheets can be given.
The contract can be cancelled from both sides within 1 to 2 month.

This room will be rented by the landlord. A rental c the ontract will be prepared valid for an official registration in Berlin (Anmeldung). The registration-document is included.
The doorbell/post box will mention the tenants name.
Additionally: A parking place in front of the house can be rented.

Es handelt sich um ein ca. 16,8 m² (3,5 m x 4,8 m) privates Zimmer. Der gemeinschaftlich genutzte Bereich von Flur, Küche und Bad beträtgt ca. 21 m² (was anteilig 7 m² ausmacht) - es wurden 24m² angegeben.
Die WG wurde 2013 gegründet. Zu dieser Zeit wurden alle Räume renoviert, Elektrik, Küche, Bad erneuert.
Die Wohnung verfügt über Waschmaschine, Ofen/Herd, Kühl-Gefrierkombination, WLan (VDSL bis 50Mbit/s) und Deutschland Festnetzflat. Im Keller ist ein Fahrradstellplatz und ein Trockenbereich verfügbar.
Das Zimmer ist voll möbliert, Bettwäsche kann gestellt werden.
Der Vertrag kann von beiden Seiten innerhalb 1 bis 2 Monaten gekündigt werden.
Die Kaution beträgt 700,- Euro.
Das Zimmer wird vom Eigentümer mit Mietvertrag, gültig für eine Berliner Meldebescheinigung, vermietet. Das Klingelschild/Briefkasten wird den Namen des Mieters tragen.
Zusätzlich: Ein Parkplatz vor dem Haus kann angemietet werden.
The location is only 80m from the subway station Nauener Platz (U9) and 600m from Osloer Strasse (U8/U9). If you are new to Berlin you may not understand the benefit of that. The house lies 30m beside the Schulstrasse with an own gate. The room window show into a green yard that is not accessible for non residents.
Supermarkets as Lidl, Penny and others are very near (about 500m).

Die Wohnung liegt nur 80m vom Nauener Platz-U-Bahnhof (U9) und 600m zur Osloer Straße U8/U9 entfernt. Viele unterschätzen den Vorteil einer so nahen U-Bahn-Anbindung.
Das Wohnhaus liegt ca. 30m abseits der Schulstraße und besitzt eine eigene Hofeinfahrt. Das Zimmerfenster ist in einen ruhigen für Nicht-Anwohner nicht einsehbaren Hinterhofbereich gerichtet.
Lidl und Penny sowie andere Läden sind in der Nähe (ca.500m).
We are an international oriented flat share so it would be best that flat mates could speak English, but German is appreciated as well.
Important is that we run a purposeful flat share, that means we do all have our own duties as work, study or whatever, but do not need to be entertained by the other flat mates. We are not a party flat share.
Of course we like to know each other, have nice talks in the kitchen and can also do sometimes together, but that has to grow and cannot be guaranteed.
The behavior as trust, respect, following rules. … is considered as a standard of course.
With the years we have implemented flat share rules that help us to define the things. It is a help for the new flat mate, but could also be changed/improved in the group.

Wir sind eine international orientierte WG und daher wären Mitbewohner mit Englischkenntnissen von Vorteil, aber auch deutsche Sprachkenntnisse sind gerne gesehen.
Wichtig ist, dass wir eine Zweckgemeinschaft sind, d.h. Wir haben unsere eigenen täglichen Aufgaben, Arbeit, Studium und benötigen keine Unterhaltung durch die anderen Mitbewohner. Wir sind keine Party-WG.
Natürlich wollen wir uns kennenlernen, Gespräche in der Küche führen und auch mal etwas gemeinsam machen, aber das muss sich entwickeln und kann nicht garantiert werden.
Gegenseitiges Vertrauen, Respekt, Einhalten von Regeln ... sollte selbstverständlich sein.
Mit den Jahren haben wir WG Regeln zu Papier gebracht, die uns helfen Dinge zu definieren. Für die neuen Mitbewohner sind sie eine gute Hilfe; sie können aber auch in der Gruppe geändert/verbessert werden.
