Ich suche ab Mai eine*n Nachmieter*in für mein WG Zimmer da ich eine eigene Wohnung gefunden habe.
Das Zimmer ist sehr hell, die Sonne scheint gerne mal hinein und man hat Blick auf die Siegessäule.
Im Zimmer sind Bett, Schrank und Schreibtisch enthalten. (Die weißen Möbel wie auf dem Bild vor dem Einzug)
Im Bad steht eine Waschmaschine sodass man nicht außerhalb Wäsche waschen muss.
Die Küche hat einen großen Kühlschrank, einen Ofen und Stauraum für jeden.

I am looking for a new tenant for my room in the shared apartment starting in May, as I have found my own apartment.
The room is very bright, the sun often shines in, and you have a view of the Siegessäule.
The room includes a bed, wardrobe, and desk.
There is a washing machine in the bathroom, so you don’t have to do laundry outside.
The kitchen has a large fridge, an oven, and storage space for everyone.
Die Wohnung befindet sich im Bezirk Mitte. In Fußreichweite befinden sich verschiedene Lebensmittelläden, Bars und Restaurants. Zudem bietet die unmittelbare Nähe an die Spree ideale Möglichkeiten für Spaziergänge und Freizeitaktivitäten.
Außerdem bietet sie schnelle Anbindung an den ÖPNV. S-Bahn Station Bellevue (S3,5,7,9) 3 Minuten Fußweg, Hansaplatz (U9) 10 Minuten Fußweg und verschiedene Bus stationen in direkter Nähe.
Auch die Einkaufsmöglichkeiten sind alle Fußläufig zu erreichen.

It also provides quick access to public transportation. The Bellevue S-Bahn station (S3, 5, 7, 9) is a 3-minute walk, Hansaplatz (U9) is a 10-minute walk, and there are several bus stops nearby.
Shopping options are also within walking distance.
Es ist eine Sehr ruhige WG. Man stört sich kaum und kann zur Ruhe in seinem Zimmer kommen.
Wir haben immer mal zusammen gekocht oder essen bestellt, aber auch zusammen Spiele gespielt.
Mehrere sind auch spirtlich interessiert jnd gehen ins Fitnessstudio welches nicht weit weg ist.

Kosten:
Die Kaution beträgt 950€ + eine Servicegebühr von 100€ + erste Miete (alle 3 sind innerhalb von 72h nach Mietvertragserhalt zu zahlen) (gerne schicke ich einen Beweis meiner damaligen Überweisung)
Die Monatliche Miete beträgt 700€ (inkl. Strom, Gas, Internet, GEZ)
Es ist ein Befristeter Mietvertrag von 12 Monaten mit der Möglichkeit einer Verlängerung.
Die Kündigungsfrist beträgt 3 Monate.
Gerne kann kch mehr Bilder schicken, oder auch ein Video aus der Wohnung.
Eine Virtuelle Begehung wäre auch möglich.
Das erste Bild ist von vor dem Einzug.

The deposit is €950 + a service fee of €100 + the first month’s rent (all three must be paid within 72 hours of receiving the rental agreement) (I can gladly send proof of my previous transfer).
The monthly rent is €700 (including electricity, gas, internet, and GEZ).
It is a fixed-term lease for 12 months with the option to extend.
The notice period is 3 months.
I can gladly send more pictures or even a video of the apartment.
A virtual tour is also possible.
