ich suche eine:n Nachmieter:in für zwei schöne Zimmer (das eine ist 24qm und das andere 17 qm groß) in meiner Altbauwohnung mit hohen Decken, Stuckverzierung, altem Kachelofen und Holzdielen im 3. OG. Beide Zimmer sind in Richtung Hinterhof ausgerichtet.
Es gibt eine Besonderheit: das 17qm Zimmer ist ab dem 01.12.2024 frei und das 24qm Zimmer wird spätestens am 01.04.2025 frei, ggf. auch schon früher.
Daher wäre die anfängliche Miete 580€ und sobald das andere Zimmer frei wird, 980€. In der Miete sind alle Nebenkosten enthalten.
Beide Zimmer werden teilmöbliert vermietet. (Nicht alle Möbel auf den hochgeladenen Bildern sind noch da.)
Die Wohnung ist insgesamt sehr großzügig, in der Küche kann man gemütlich mit mehreren Personen sitzen und eine gute Grundausstattung an Küchenutensilien ist auch gegeben. Ich bewohne die anderen beiden Zimmer.
Wichtig sei hier nochmal einmal erwähnt, dass ich für beide Zimmer nur eine Person suche, die beide Zimmer anmieten möchte.

I am looking for a new tenant for two beautiful rooms (one is 24 sqm and the other 17 sqm) in my old apartment with high ceilings, stucco decoration, old tiled stove and wooden floorboards on the 3rd floor. Both rooms face the backyard.
There is a special feature: the 17 sqm room is available from December, 1st, 2024 and the 24 sqm room will be available on April, 1st, 2024 at the latest, possibly earlier.
Therefore, the initial rent would be 580€ and as soon as the other room becomes available, 980€. The rent includes all utilities.
Both rooms are rented partially furnished. (Not all the furniture in the uploaded pictures is still there).
The apartment is very spacious overall, you can sit comfortably with several people in the kitchen and there is also a good basic set of kitchen utensils. I live in the other two rooms.
It is important to mention once again that I am only looking for one person for both rooms who would like to rent both rooms.
Verkehrstechnisch ist meine Wohnung extrem gut gelegen, direkt an der S- und U-Bahnstation Frankfurter Allee. Zwei Ring-Center dort bieten viele Einkaufsmöglichkeiten. Und auch sonst gibts einiges direkt vor der Tür: eine fröhliche Bäckerei, Spätis, Burger, Pizza, Döner, Schawarma usw...

My apartment is extremely well located in terms of transportation, right next to the Frankfurter Allee S-Bahn and U-Bahn station. There are two Ring-Center shopping centers there offering lots of shopping opportunities. And there's plenty more right on the doorstep: a cheerful bakery, late-night eateries, burgers, pizza, kebabs, shawarma, etc...
Ich bin Anna 38 Jahre und arbeite Vollzeit im Personalbereich. Ich liebe es auf der Couch zu chillen, unternehme abends gerne was mit Freunden, gehe gerne brunchen und mache viel Sport. Idealerweise hast du die gleichen Interessen und befindest dich in einer ähnlichen Lebensphase.
Das leidige Thema wer mit Putzen dran ist, ist hier passé, es kommt alle zwei Wochen eine Putzkraft. Nichtsdestotrotz wünsche ich mir eine gewisse Sauberkeit und dass du mit den schon bestehenden Gegenständen auch sorgsam umgehst.
Ebenfalls sei anzumerken, dass in der Wohnung absolutes Rauchverbot ist; das beinhaltet auch rauchen am Fenster.

The tiresome issue of whose turn it is to clean is a thing of the past here - a cleaner comes every two weeks. Nevertheless, I would like to see a certain level of cleanliness and for you to treat the items you already have with care.
It should also be noted that smoking is absolutely forbidden in the apartment; this also includes smoking at the window.
