Die Wohnung (156qm) ist eine Dachgeschoss Maisonette mit Blick über Kreuzberg beim Paul-Linke-Ufer. Bei der Ausstattung bleiben kaum Wünsche offen. Das Badezimmer ist sehr geräumig und verfügt neben einer Badewanne über eine ebenerdige Dusche. Sogar ein Bidet ist vorhanden.
Es gibt natürlich eine Waschmaschine und einen Trockner. Der Wohn- und Essbereich mit einer gemütlichen Fernsehecke ist sehr groß und führt direkt auf die Dachterasse. Zusätzlich ist noch ein Gäste-WC vorhanden.

The apartment (156qm) is a top floor maisonette with a view over Kreuzberg at Paul-Linke-Ufer. The apartment is very
well equipped. The bathroom is very spacious with a bathtub, a walk-in shower and a bidet.
Washing machine and a dryer are both in the apartment. The living and dining area with a comfy TV-Couch-Area is very large and leads directly to the roof terrace. Additionally there is a guest WC.

The location is very good. Görlitz Park and Paul Linke Ufer are just around the corner. Several supermarkets are a 5 minute walk away.
In front of the house the Bus M29 goes from Hermannplatz to Charlottenburg.
Alle Bewohner sind berufstätig. Du solltest es auch sein. Zwei von uns arbeiten regelmäßig von zu Hause.
Parties in der Wohnung gibt es kaum, sind aber nicht ausgeschlossen. Insgesamt ist das Zusammenleben sehr ruhig, aber nicht spießig. Insgesamt bewegen wir uns zur Zeit zwischen nicht-Zweck-WG und Zweck-WG. Das ist allerdings auch immer abhängig von der Zusammensetzung der WG und kann sich mit dir ändern.

All residents are employed. You should be too. Two of us are working from home regularly.
Parties in the apartment are rare, but not impossible. All in all, living together is very quiet, but not bourgeois. At the moment we are moving between a non-purpose flat share and a purpose flat share. However, this is always dependent on the composition of the WG and can change with you.
Ich bin Hauptmieter der Wohnung und darf laut Mietvertrag untervermieten. Du bekommst deshalb auch einen Mietvertrag von mir, mit dem Du dich in Berlin anmelden kannst. Ich wohne selbst auch in der Wohnung.
Bitte beachte, dass es im Haus keinen Fahrstuhl gibt. Tägliches Treppensteigen ist also Pflicht. Man gewöhnt sich aber schnell daran.
Durch die kommenden deutlich teureren Heizpreise sind die Nebenkosten recht hoch kalkuliert. Die Nebenkosten sind auch im Untermietverhältnis als Vorauszahlung gedacht und können bei der Abrechnung durch den Vermieter noch anders ausfallen. Wenn wir alle Heizkosten sparen, fällt die Abrechnung hoffentlich entsprechend niedriger aus.

I'm the main tenant of the flat with the permission to sublet. Therefore you will get a proper contract from me that allows you to register in Berlin. I live in the flat myself.
Please note that there is no elevator in the house. So you have to get used to climb the stairs.
Due to the upcoming significantly more expensive heating prices, the ancillary costs are calculated quite high. The ancillary costs are also intended as an advance payment in the subtenancy and may still turn out differently when the landlord settles the account. If we all save on heating costs, the bill will hopefully be correspondingly lower.
