Hallo, ich kann leider nur Anfragen von Personen beantworten, die die Anzeige vollständig gelesen haben.
Wichtig: Es ist eine Zwei-Zimmer-Wohnung, von der ich ein Zimmer behalte. Ich werde aber nicht in der Wohnung wohnen und auch nicht oft da sein und mein Zimmer nur gelegentlich mit Ankündigung tagsüber zum Arbeiten nutzen, d. h. es ist keine WG, sondern eher eine eigene Ein-Zimmer-Wohnung mit gelegentlichem WG-Charakter.
Die Wohnung befindet sich im dritten Stocks eines denkmalgeschützten Altbaus mit hohen Decken und Dielenboden. Sie ist hell und ruhig und das Zimmer und der anschließende, überdachte Balkon liegen gen Süden und blicken in einen grünen, Park-ähnlichen Innenhof. Das Zimmer ist ca. 18 qm groß und enthält Regaleinbauten, ein sehr schönes Klavier und ein Schlafsofa, das sich zu einem Doppelbett ausziehen lässt. Im Flur befindet sich eine Garderobe und ein Hängeboden. Das Badezimmer hat ebenfalls Regaleinbauten, außerdem eine Wanne und Fenster. Die Küche ist ein großer, separater Raum, in dem man gemütlich sitzen kann, und sie enthält neben einer kompletten Küchenausstattung eine Waschmaschine und Spülmaschine. Außerdem schließt sich noch eine Essenskammer an.
WICHTIG: Die Untervermietung erfolgt über die Hausverwaltung, Du könntest Dich also beim ganz normal anmelden, es darf aber nur EINE Person dort wohnen. Der Mietvertrag erfolgt voraussichtlich nur bis Januar.
Ich bin 46 Jahre alt und Kulturwissenschaftlerin. Ich werde nicht in der Wohnung wohnen und auch nicht oft da sein und mein Zimmer nur gelegentlich tagsüber zum Arbeiten nutzen. D. h. es handelt sich eher um eine Ein-Zimmer-Wohnung, die der/die Bewohnerin alleine bewohnt mit gelegentlichem WG-Charakter.
Ansonsten sind mir die üblichen Kriterien wichtig: keine Dauer-Parties, Rücksichtnahme auf die Nachbarn, Sauberkeit und ein freundlicher Umgang. Schreib mir einfach eine E-Mail und erzähle mir etwas über Dich. Bitte hab bei eventueller Vertragsunterzeichnung eine Mietschuldenbescheinigung, Schufabescheinigung und Hausratsversicherung parat.

Hello, unfortunately I can only respond to inquiries from people who have read the listing in full.
Important: It is a two-bedroom apartment (the actual size of the apartment is 52 square metres). I won't actually be living in the apartment and only very rarely use my room to work there during the day and I would let you know beforehand. So it's more of a studio apartment for one person than a flatshare.
The apartment is located on the third floor of a listed historic building with high ceilings and wooden floorboards. It is bright and quiet, and the room and the adjoining covered balcony face south, overlooking a green, park-like courtyard. The room is approximately 18 square meters in size and features built-in shelves, a very nice piano, and a sofa bed that can be converted into a double bed. In the hallway, there is a coat rack and a hanging shelf. The bathroom also has built-in shelves, as well as a bathtub and windows. The kitchen is a large, separate room where you can sit comfortably, and it includes a complete kitchen setup along with a washing machine and dishwasher. Additionally, there is a pantry.
IMPORTANT: The subletting is managed by the property management (Hausverwaltung), so you could register normally, but only ONE person is allowed to live there. The rental contract is expected to last only until January.
As I wrote above I won't actually be living in the apartment but only use my room occasionally to work there during the day. So the apartment is more of a studio apartment for one than a regular flatshare. I'm 46 years old and my background is in the arts. You won't actually see me very often and we can arrange that I let you know before I come by.

Die Wohnung liegt in einer kleinen Seitenstraße fünf Minuten fußläufig von der Ringbahn und Straßenbahnhaltestelle S-Bahnhof Prenzlauer Allee entfernt. Mit der Straßenbahn erreicht man den Alexanderplatz in 15 Minuten. Ein Lidl, Penny und Rewe-Supermarkt liegen direkt vor der Haustür.
The apartment is located on a small side street, just a five-minute walk from the Ringbahn and the tram stop at S-Bahnhof Prenzlauer Allee. You can reach Alexanderplatz by tram in 15 minutes. A Lidl, Penny, and Rewe supermarket are right at your doorstep.
