Bewohnt wird sie bereits von zwei sehr netten jungen Menschen, einer Studentin und einem Berufstätigen. Das Zimmer ist 14,3 qm groß (15.5 mit Balkon) und die monatliche Flatmiete inkl. Strom, Wasser und Heizkosten, Waschmaschinenmitbenutzung und WLAN beträgt 490€ - das komplette Rundum-sorglos-Paket, was den Preis erklärt. Die Mietdauer beträgt mindestens 6 Monate. Zur Ausstattung des Zimmers gehören ein Schrank, Bett mit Lattenrost, Kommode, Regal, Schreibtisch, 2 Stühle und eine Lampe, sowie Balkonmöbel. Die Küche ist rundum ausgestattet, Geschirr sowie Kochutensilien sind vorhanden.
The flat has recently been completely renovated and modernised and is rented furnished. It is already occupied by two very nice young people, a student and a professional. The room is 14.3 square metres in size (15.5 with balcony) and the monthly flat rent including electricity, water and heating costs, use of washing machine and WLAN is €490 - the complete all-round carefree package, which explains the price. The rental period is at least 6 months. The room is furnished with a wardrobe, bed with slatted frame, chest of drawers, shelf, desk, 2 chairs and a lamp, as well as balcony furniture. The kitchen is fully equipped, crockery and cooking utensils are available.
Walle ist ein zentral gelegener Stadtteil, zwischen Innenstadt und Überseestadt. In der direkten Umgebung gibt es viele Geschäfte, Einkaufsmöglichkeiten und Restaurants. In einer Minute ist man bei der Trambahn- und Bushaltestelle Hansestraße. Dort hat man Anschluss an die Bahnlinien 2, 2E, 6E, 10, 10E, N10 und Buslinien 2E, 28, E. In 10 Minuten ist man sowohl am Hauptbahnhof, wie auch an der Universität. Die Autobahnauffahrt ist in wenigen Minuten zu erreichen.
Im Grünen Innenhof gibt es Möglichkeiten, sein Fahrrad anzuschließen, sowie Parkplätze für Anwohner. Auch gibt es einen Trocknungsraum im Keller, der Mitbenutzt werden kann.
Walle is a centrally located district between the city centre and Überseestadt. There are many shops, shopping facilities and restaurants in the immediate vicinity. The Hansestraße tram and bus stop is just one minute away. There you have connections to the railway lines 2, 2E, 6E, 10, 10E, N10 and bus lines 2E, 28, E. In 10 minutes you are at the main railway station as well as at the university. The motorway entrance can be reached in a few minutes.
In the green inner courtyard there are opportunities to lock up your bike, as well as parking spaces for residents. There is also a drying room in the basement that can be shared.
Auf dem Flur gibt es noch zwei weitere WGs mit sehr netten Studierenden. Im Haus leben ansonnsten viele Familien, weswegen es sich an die Hausordnung zu halten gilt. Insbesondere ist auf die eigenen Lautstärke zu achten, sowie den Müll korrekt zu trennen. Ein freundlicher und respektvoller Umgang untereinander und mit den Nachbar*innen ist mir als Vermieter besonders wichtig aber auch Ordnung und Sauberkeit, sodass sich alle wohlfühlen.
Es ist ein Nichtraucher Haushalt.Es sind leider keine Haustiere erlaubt.
There are two other shared flats in the corridor with very nice students. Many families live in the house, which is why the house rules must be adhered to. In particular, you have to keep your own volume down and separate your rubbish correctly. Friendly and respectful interaction with each other and with the neighbours is particularly important to me as landlord, but also order and cleanliness, so that everyone feels comfortable.
It is a non-smoking household and unfortunately no pets are allowed.
