Die Wohnung liegt im Erdgeschoss. Sie besteht aus drei Zimmern, Küche, Bad und Flur. Das Zimmer hat ungefähr 20 m² mit einem Quadratischen Grundriss (ca. 4,5 x 4,5 Meter). Es liegt auf der Südseite des Gebäudes, ist jedoch durch die Platanen vor dem Haus vor starker Sonneneinstrahlung geschützt. An der Südseite des Hauses verläuft der Spessartring, allerdings bekommt man wenig von diesem mit, da die Fenster recht gut schallgedämmt sind. Es ist ein Holzdielenboden verlegt.
Aktuell verwende ich das Zimmer auch als Lagerraum für Holz und Werkzeug, da der Keller leider etwas feucht ist. Das erklärt das Chaos ein wenig.
The flat is on the ground floor. It contains three rooms, a kitchen, a bathroom and a hallway. The room has a size of 20 m² with a square shaped floor plan (approx. 4.5 x 4.5 metres). The room is on the south side of the building, but is protected from strong sunlight by the plane trees in front of the house. The Spessartring road runs along the south side of the house, but you don't hear much of it because the windows are quite well insulated. There is a wooden floor.
Besides using the room as a living space, I also use it as a storage room for wood and tools, as the cellar is unfortunately a bit damp. That explains the chaos a bit.
Beim Haus grenzt das Martinsviertel an das Viertel Darmstadt-Nord. Die Umgebung ist sehr schön. An der Nordseite des Hauses befindet sich ein idyllischer Schrebergarten. Die H und F-Bus Haltestellen sind 3-5 min entfernt. Der Ostbahnhof ist fußläufig in 10 Minuten erreichbar. Die Rosenhöhe und das Oberfeld sind ebenfalls in ca. 10 Minuten zu erreichen. In der unmittelbaren nähe befindet sich der Bürgerpark mit diversen Sportanlagen und einem neuen Skatepark.
Near the house, the Martinsviertel borders the Darmstadt-Nord neighbourhood. The neighbourhood is very beautiful. There is an idyllic allotment garden on the north side of the house. The H and F bus stops are 3-5 minutes away. The Ostbahnhof is a 10-minute walk away. Rosenhöhe and Oberfeld (local recreation) are also about 10 minutes away. The Bürgerpark with various sports facilities and a new skate park is in the immediate vicinity.
Im Grunde löst sich die WG auf. Mitbewohner 1 zieht ebenfalls im Februar aus. Sein Zimmer hat einen ähnlichen Grundriss. Mitbewohner Nummer 2 ist aktuell im Ausland, zieht dann aber aus sobald er wieder hier ist. Das wird sich ungefähr auf April belaufen. Die Wohnung kann also auch als neue WG komplett übernommen werden, wenn das eine Zimmer an Mitbewohner 2 noch 2 Monate weitervermietet wird. Das Zimmer von Mitbewohner 2 ist etwas kleiner, hat einen Pakettboden statt eines Dielenboden, dafür aber einen Zugang zum Balkon.
Basically, the WG dissolves. Roommate 1 is also moving out in February. His room has a similar floor plan. Roommate number 2 is currently abroad, but will move out as soon as he comes back. That will be around April. The apartment can also be taken over completely as a new shared flat if one room is rented to roommate 2 for another 2 months. Roommate 2's room is a bit smaller, has a parquet floor instead of floorboards, but access to the balcony.
Der/die zukünftige Mieter*in sollte offen sein und auch lust haben sich in die WG zu integrieren. Grundsätzlich kann der Mietzeitraum auch um 1-2 Monate verlängert werden. Fragt einfach an und sagt was euch auf dem Herzen liegt. Wir beantworten eure Fragen gern. Besichtigungen sind in Persona oder online möglich.
