The apartment is located in the district of Derendorf in Düsseldorf and is well connected.
Public transport takes 10 minutes to the city centre and 15 minutes to the main station. The next subway / S-Bahn and bus stops (Spichernplatz / Ratherstr. / HSD) are all within 5 minutes walking distance. Also close are the next shopping options (shopping country, Rewe, net).
The university (HSD) can be reached on foot in 5 minutes and to the Heinrich- The university takes 40 minutes by public transport. Since the apartment is not located on a main road, it is a quiet location.

Die Wohnung liegt im Stadtteil Derendorf in Düsseldorf und ist mega gut angebunden.
Mit den öffentlichen Verkehrsmitteln dauert es 10 Minuten bis zur Innenstadt und 15 Minuten bis zum Hauptbahnhof. Die nächsten U-Bahn/S-Bahn und Bus Haltestellen (Spichernplatz/ Ratherstr./ HSD) sind alle in 5 Minuten fußläufig zu erreichen. Ebenso nah befinden sich die nächsten Einkaufsmöglichkeiten (Kaufland, Rewe, Netto).
Die Hochschule (HSD) ist zu Fuß in 5 Minuten zu erreichen und bis zur Heinrich-Heine- Universität dauert es 40 min mit den öffentlichen Verkehrsmitteln. Da die Wohnung nicht an einer Hauptstraße gelegen ist, handelt es sich um eine ruhige Lage.

Your future dear roommate, Anna- Sophia, is 22 years old and studies psychology at the Heinrich- Heine- University in Düsseldorf in the fifth semester.
The WG should not be a purpose WG, a friendly and open atmosphere would be nice, so that one would like to do something or cook together.
Of course, privacy and time are important for themselves, but this is not a problem because of the two separate rooms and the large living room as an additional retreat in the apartment. It would also be important for a person to enter the WG with a general sense of order and cleanliness.
We would continue the system of a weekly cleaning plan that is divided between each other, as it has always worked very well so far.

Deine zukünftige liebe Mitbewohnerin, Anna-Sophia, ist 22 Jahre alt und studiert im fünften Semester Psychologie an der Heinrich-Heine-Universität in Düsseldorf.
Die WG sollte keine Zweck WG sein, eine freundliche und offene Atmosphäre wäre schön, so dass man gerne auch mal was zusammen kocht oder etwas unternimmt.
Natürlich ist Privatsphäre und Zeit für sich alleine auch wichtig, was aber durch die zwei abgetrennten Zimmer und das große Wohnzimmer als zusätzlichen Rückszugsort in der Wohnung gar kein Problem ist. Zudem wäre es wichtig, dass eine Person in die WG kommt, die einen allgemeinen Sinn für Ordnung und Sauberkeit hat.
Wir würden das System eines wöchentlichen Putzplans der untereinander aufgeteilt wird weiterführen, da es bis jetzt immer sehr gut funktioniert hat.

The room is delivered unfurnished.
The discount is made up of 400 euros for the electric appliances and a discount for the equipment already available in the apartment (about 100 euros).
The rent of 470 euros is the total rent, so warm and already charged with additional costs and internet.
You would also have to be able to provide a shufa, a proof of income (perhaps your parents), and a guarantee.
On-line visits and getting to know each other are possible, but it would be ideal if we could get to know each other in person (or you and Anna:).

Der Abschlag setzt sich aus 400 Euro für die Elektrogeräte und einen Abschlag für die Ausstattung die bereits in der Wohnung vorhanden ist (ca. 100 Euro) zusammen.
Die Miete von 470 Euro ist die Gesamtmiete, also warm und bereits mit Nebenkosten und Internet verrechnet.
Du müsstest außerdem eine Schufa, ein Einkommensnachweis (evtl. deiner Eltern), und eine Bürgschaft vorlegen können.
Online-Besichtigungen und Kennenlernen sind erstmal möglich, es wäre aber optimal wenn wir uns (bzw. du und Anna :)) dann noch persönlich kennenlernen könnten.
