The biggest room (24.5m²) in our friendly flatshare is available as soon as you're ready to move in.
Unfurnished bedroom except for an adult Hochbett (loft bed) & a large walk-in wardrobe (included in the rent). It also has a lot of electricity outlets and we have a spare IKEA Kallax shelving unit (white) that you are welcome to use.
Two large windows facing west, out onto a small garden, so you get plenty of sunshine in the afternoon.
Most people seem to like the green colour but you're welcome to paint it.
The flat feels spacious and airy due to the typical Altbau room heights. It remains pleasantly cool in the height of summer.
You'll be joining 2 easy-going housemates - one Brit, one German - and one fluffy cat. Although not suitable for someone seeking parties, we like to balance time being sociable with respecting each other's space.
We offer a well-equipped kitchen including a dishwasher, oven, microwave, large refrigerator with separate freezer, mixer, baking equipment, mop, ironing board, etc. We also have a fairly new washing machine and vacuum cleaner, for which we do ask a one-off contribution of €66. You may get some of this refunded if/when you move out.
In addition to the 3 bedrooms and kitchen, we have a:
+ modern shower room (with heated towel rail and optional rain shower)
+ separate WC (with sink)
+ pantry for food
+ storage/laundry room
+ large balcony (7m²) which overlooks a calm inner courtyard and a small shared garden.
We sometimes try to grow veggies on the balcony. If you have any experience, we could use your help!
Additional storage space is available in the secure basement compartment.
You'd have an option of buying some furniture (desk, chair, table...) from the outgoing tenant but there is no obligation.
Costs quoted include rent, district heating, electricity, ORF charge, fast and reliable broadband, and household insurance.
Electricity costs may reduce as we have recently changed billing. Also, we can get a new internet contract in July 2025 if we agree on a cheaper alternative.
The street is closed to through traffic, so it's peaceful at all times - ideal for studying or working from home.

We do ask that anyone wanting to move in is enthusiastic to live with a cat and is a complete non-smoker.
Please be aware that the rent will increase by 20 Euros in June 2025.
Our flat is located in a small cul-de-sac with lots of green coverage, so the areas is nice and quiet.
The apartment is spacious and modern, and peaceful even though it is so close to Jakominiplatz, the city centre's main transport hub; walking there takes less than 5 minutes.
Everything you need is accessible in a few minutes: shops, restaurants, trams, buses, parks, sports facilities, cinemas, etc.
There are at least four large supermarkets close by: Billa, Spar, Lidl, and Hofer. The very pleasant Augarten park and access to the riverfront is just a few minutes away by foot. KIZ Royal cinema is right around the corner.
Bicycle parking is available in front of the house. Paid on-street car parking can be found on most streets in the area.
This is a strictly a non-smoking flat, including the balcony.
You would be joining two pleasant and easy-going housemates and a charismatic cat. We often chat in the kitchen or eat together, but the flat is a calm oasis and we're respectful of each others' space. We often help each other out, for example with shopping.
We are:
MONA - native German speaker, vegetarian, Master's student in biology; enjoys game nights with friends and being outdoors in the fresh air.
KARL - native English speaker, writer (specialising in sustainability), enjoys film & stand-up comedy. and trying to recreate traditional English dishes with Austrian ingredients.
HANNI - queen of the flat. Friendly, fluffy, clean, and very well-behaved senior cat. A bit shy at first but quick to make friends. Wins everyone's hearts.
None of us are natural ‘morning people’. We’re more likely to be shuffling around the flat at night, but we’re careful not to make any noise or disturb anyone.
Housemates from all cultures and backgrounds are welcome to join our flatshare; we just ask that you are tolerant, open-minded, and respectful - especially to cats. For vegetarians and vegans, we have veg-only pans.
Our common language is English, but you would be welcome to speak with Mona in German too. Or introduce us to a new language.
The fluffiest member of our flatshare wants to be friends, so we expect anyone who moves in to be enthusiastic about living with a cat. She is used to having access to all the rooms, so we ask that you respect this (although it doesn't have to be all the time, obviously). If that doesn’t sound like you, we’re probably not the right flat for you - sorry.
We like to keep the apartment tidy and all regularly contribute to cleaning without the need for a rota. Communal expenses (e.g. cleaning products) are shared fairly on Splitwise.
The landlord is friendly and responsive if we have enquiries.
