Mein wunderschönes Zimmer in der Merangasse wird ab dem 01.05. frei. Das Zimmer ist ca. 20m² groß und verfügt über einen eigenen Balkon, der zum Gemeinschaftsgarten zeigt und den ganzen Tag über sonnig ist. Dadurch ist das Zimmer sehr hell.
Die Wohnung liegt im 2. Stock und verfügt über einen Aufzug. Sie besteht aus einem Vorraum, 4 Schlafzimmer, einem Bad mit Dusche und Badewanne, einem getrennten WC, zwei Abstellräumen und einer Küche mit dem zweiten Balkon. Waschmaschine, Geschirrspülmaschine und Mikrowelle haben wir auch noch.
Zusätzlich gibt es einen Keller und Fahrradabstellplätze (sowohl draußen als auch in einem abschließbaren Bereich).

My beautiful room in the Merangasse will be available from May 1st. The room is about 20m² and has its own private balcony overlooking the communal garden, which gets sunlight all day long. This makes the room very bright.
The apartment is on the 2nd floor and has an elevator. It consists of an entrance hall, 4 bedrooms, a bathroom with a shower and a bathtub, a separate toilet, two storage rooms, and a kitchen with a second balcony. We also have a washing machine, a dishwasher, and a microwave.
Additionally, there is a basement and bike storage (both outside and in a lockable area).
Die Wohnung befindet sich in einer perfekten Lage. Die Uni ist in 4 Minuten zu Fuß erreichbar, die TU erreicht man in 5 Minuten mit dem Fahrrad, und auch die MedUni ist ganz in der Nähe. Die Lokale im Univiertel sind nur zwei Gehminuten entfernt.
Die Haltestelle der Linien 1, 7 und 64 sind in zwei Gehminuten erreichbar, Linie 63 hält direkt vor dem Haus. Mit der Bim ist man in 5 Minuten am Jakominiplatz.
Das Gebäude liegt seitlich, wodurch die Wohnung sehr ruhig ist.

The apartment is in a perfect location. The university is just a 4-minute walk away, the TU can be reached in 5 minutes by bike, and the MedUni is also very close. The bars in the university district are only a two-minute walk away.
The stops for tram/bus lines 1, 7, and 64 are just a two-minute walk away, and line 63 stops right in front of the building. With the tram, you can reach Jakominiplatz in 5 minutes.
The building is set back from the main road, making the apartment very quiet.
In der Wohnung leben bereits Ana, Jakob (23) und Thomas (28), die studieren oder/und arbeiten. Da alle sehr unterschiedliche Tagesabläufe haben, trifft man sich nur selten, aber es herrscht stets ein respektvolles Miteinander.
Bisher hatten wir einen Putzplan und haben die gemeinsamen Ausgaben über die App Splid aufgeteilt.

Ana, Jakob, and Thomas already live in the apartment; they are either studying or working. Since everyone has very different daily schedules, we rarely see each other, but there is always a respectful and friendly atmosphere.
So far, we have used a cleaning schedule and split shared expenses through the app Splid.
Ich würde das Zimmer unmöbliert übergeben. Für die Möbel in der Wohnung muss keine Ablöse gezahlt werden. Die Waschmaschine ist neu (etwa ein Jahr alt), und kürzlich wurde auch der Boiler ausgetauscht.
In der Miete von 390 € sind alle Nebenkosten enthalten, außer das Internet, das separat bezahlt werden muss.

I will hand over the room unfurnished. There is no takeover fee for the furniture in the apartment. The washing machine is new (about a year old), and the boiler was recently replaced.
The rent of €390 includes all utilities, except for the internet, which must be paid separately.
