Es ist ein sehr helles und gemütliches Zimmer mit großem Balkon und Fischgrät-Parkett. Verschiedene Möbel (teilweise noch am Dachboden: Couch/Bett, Couchtisch, Regale, Kommode, Tisch, Sessel, Möbel am Balkon, Kleiderschrank, Schreibtisch mit Rollen und Schreibtischsessel) können gemietet bzw. gratis verwendet werden. Die Wohnung verfügt über eine gut ausgestattete Küche mit Backofen und Mikrowelle, einem Heizkörper in jedem Raum und ein kleines Zimmer, das zum Teil als Abtellraum dient.
It’s a bright and cozy room with a large balcony and herringbone parquet flooring. Various furniture (some still in the attic: couch/bed, coffee table, shelves, dresser, table, dining chairs, balcony furniture, wardrobe, desk with wheels and desk chair) can be rented or are available for free. The apartment has a well-equipped kitchen with an oven and microwave, a radiator in every room, and a small additional room that partly serves as a storage space.

Innerhalb von 5 Gehminuten liegen 2 Supermärkte mit Postkasten und Bankomat, 2 Bushaltestellen, ein Schwimmbad sowie der Rosenhain mit Hundewiese und Teichen. Der Stadtpark ist in 10 Minuten zu Fuß erreichbar, die Uni Graz in 15 und die Kunstuni in 20 Minuten.
The apartment is in an excellent location. Within a 5-minute walk, you’ll find 2 supermarkets with a post box and ATM, 2 bus stops, a swimming pool and the Rosenhain with a dog park and ponds. The city park is just a 10-minute walk away, the University of Graz can be reached in 15 minutes and the University of Arts in 20 minutes on foot.

Eine Waschküche mit Waschmaschine und Trockner befindet sich im Keller. Im Freien sind zusätzlich zum Keller Stellplätze für Räder vorhanden. Im Dachboden steht ein eigenes Zimmer als Stauraum zur Verfügung. Bei den Nebenkosten ist auch eine Haushaltsversicherung inkludiert. Weiters werden das Stiegenhaus und der Garten gut gepflegt und der Hausmeister ist sehr hilfsbereit. Im Garten gibt es im Sommer auch Zwetschgen.
A laundry room with a washing machine and dryer is available in the basement. Outside, there are additional bike storage spaces available alongside those in the basement. In the attic is a storage room available. Household insurance is also included in the additional costs. Additionally, the stairwell and garden are well-maintained and the caretaker is very helpful, if you need anything. In the garden, there are also plums in the summer.
