Wir suchen eine neue Person für unsere 4er WG in Eggenberg. Das Zimmer ist hell, 9m2 groß und hat eine hohe Decke, Fenster und eine Heizung (praktisch für den Winter).
Dadurch, dass das Bett auf einer erhöhten Ebene ist, bietet das Zimmer aber mehr Platz.
Es gibt genügend Raum für Aufbewahrung und Möbel, wobei in der Mitte noch so viel Platz
übrig bleibt, dass man Sport machen oder Leute zum Essen einladen kann.
Möblierung: Die Möbel die jetzt im Raum sind können nach Absprache übernommen werden (Matratze, Bürostuhl, Schreibtisch, Regal und Kleiderständer).
Küche: Die Küche ist groß genug für 3-4 Personen und hat einen Esstisch. Sie verfügt über einen Gasherd, einen Backofen sowie Pfannen, Töpfe, Geschirr usw.

9 square meter room with high ceiling, window and heater. However, it is more spacious because the bed is on top of a higher vertical layer.
It has a good structure to set storage and working furniture leaving a sizeable central space where to do exercise or arrange a dinner.
Furniture: There is a bed on the upper part of the room. We can discuss whether we exchange the other pieces of furniture (the office chair, the table, a shelf and the rack).
Kitchen: The kitchen is large enough for the 3-4 people in the flat and has space for a table where to eat. It has a gas stove, an oven, and also contains pans, pots, dishes etc.

Die Wohnung ist 3 Minuten von der Straßenbahnlinie 1 und den Buslinien 62 und 65 entfernt. In weniger als 10 Minuten erreicht man die Straßenbahnlinie 7.
Wenn man aus dem Stadtzentrum kommt, hat man also zwei Straßenbahnlinien zur Verfügung.
Darüber hinaus ist der Hauptbahnhof nur 15 Gehminuten entfernt und es gibt dort zahlreiche weitere Verbindungen.
Es gibt einen Hofer-Supermarkt <5 Gehminuten entfernt und einen Billa <10 Gehminuten entfernt (neben der Straßenbahnhaltestelle 7). Lidl ist etwas weiter entfernt, ca. 15 Minuten.
Die Umgebung ist sehr ruhig und still und in einem kurzen Spaziergang kann man die Burganlage Eggenberg mit ihren sehr schönen Villen erkunden.

The flat is 3 minutes away from the 1 tram line that traverses the city plus a couple of bus lines (which bus lines), and within less than 10 minutes there is the 7 tram line (which has a similar trajectory, but it is handy to have two available metro lines when coming back from the city center).
Furthermore, the main train station (Graz Hauptbanhof) is only 15 minutes away by walk and there are plenty other connections there.
There is a Hofer supermarket <5 minutes away by walk and a Billa+ <10 minutes away (next to the 7 tram stop). Lidl is a little bit farther, ~15 minutes.
The environment is very calm and quiet, and by a short walk you can be around the Eggenberg castle zone with very nice villas.

Mit in der WG wohnen im Moment zwei weitere Studenten (aus Deutschland und Slowenien) die einen ruhigen Lebensstil führen.
Jeder hat einen Raum für sich und die eigene Privatsphäre und Ruhe wird von allen respektiert. Beide Mitbewohner haben hervorragende Englischkenntnisse, sprechen aber auch beide Deustch.

Flatmates (two at the moment) are other students who have quiet lifestyles and fulfill cleaning duties. Each flatmate has their zone and boundaries are respected. Both of them have great English level. One is German, the other Slovenian (but a fluent German speaker).

Es gibt eine Waschmaschine und einen Geschirrspüler. Bei gutem Wetter kann die Kleidung im Hinterhof aufgehängt werden, der einem Paar gehört, das eine Etage tiefer wohnt.
Wer nicht aus dem deutschsprachigen Raum kommt und den SCHUFA (request now) -Score nicht kennt, kann mir einfach Bescheid sagen und der Vermieter wird dann um einen Einkommensnachweis bitten.

There is washing machine and dishwasher. After winter, clothes can be hung in the backyard, that belongs to a couple living one floor downstairs.
