Hier handelt es sich um eine wunderschöne Neubauwohnung (Fertigstellung Ende 2023) mit 4 Zimmern. Die Wohnung hat dabei eine riesige Wohnküche mit Balkon (>30qm) und einen Lagerraum (ca. 10qm) im Keller. Das Zimmer für dich ist ca. 15qm groß und gut geschnitten :) Auf der Skizze ist es "Room 1". Die Wohnung hat zwei Bäder und darin auch 2 Duschen und Toiletten. Zudem haben wir eine Badewanne für Wellnessmomente.
Die Wohnung und Zimmer sind nahezu schalldicht und es ist daher sehr ruhig und die Nachbarn bekommen kaum was mit.
Die Wohnung hat zudem überall ne Bodenheizung drin.
Im Rahmen der Zimmerübernahme möchte ich, dass mein Nachmieter die Möbel aus meinem Zimmer übernimmt. Darin sind alle Möbel auf dem Foto enthalten, bis auf den Schreibtisch und dem Bürostuhl. Folgende Möbel sind enthalten:
-Bett inkl. Matratze (ein Kopfteil ist noch inkludiert und befindet sich im Keller)
-Teppich
-Nachtschrank
-Bücherregal
-Kleiderschrank
-Kommode
Zudem bekommst du anteilig die weiteren Möbel in der Wohnung die wir damals gemeinsam als WG angeschafft haben. Bis auf einzelne Ausnahmen, sind die Möbel frühestens Ende 2023 angeschafft worden, sind also relativ neu. Die Möbel würde ich für 1500€ loswerden wollen auf VHB.

This is a beautiful newly built apartment (completed at the end of 2023) with 4 rooms. The apartment features a spacious open-plan living kitchen with a balcony (>30 sqm) and a storage room (approx. 10 sqm) in the basement. Your room is about 15 sqm in size and well-designed :) On the floor plan, it is labeled as "Room 1."
The apartment has two bathrooms, each equipped with a shower and a toilet. Additionally, there is a bathtub for relaxing moments.
The apartment and rooms are almost soundproof, making it very quiet, and the neighbors hardly notice anything. The entire apartment also has underfloor heating.
As part of the room transfer, I would like my new tenant to take over the furniture in my room. This includes all the furniture shown in the photo, except for the desk and office chair. The following pieces are included:
-Bed including mattress (a headboard is also included and is stored in the basement)
-Carpet
-Bedside table
-Bookshelf
-Wardrobe
-Drawer
Additionally, you will receive a share of the communal furniture in the apartment that we originally purchased together as a shared flat. Except for a few exceptions, most of the furniture was acquired no earlier than the end of 2023, so it is relatively new. I want to sell these furnitures in total for 1500€ (up for negotiation)

Die Wohnung ist im Ipanema Komplex. Die Wohnung befindet sich in der Nähe von Winterhude, du kannst also per Bahn relativ schnell geile Restaurants erreichen. Ein Netto ist IN DEM GEBÄUDE intergriert (1min Fußweg), das Benefit Fitnessstudio ist DIREKT neben der Wohnung (1min Fußweg) und die Bahnstation (U1) ist 5min entfernt. Mit der U1 ist man in ca. 15min am Jungfernstieg. Der Stadtpark ist zu Fuß in 5-10min erreichbar. Weitere Einkaufsmöglichkeiten sind 10min zu Fuß entfernt, wie Rewe, Apotheken usw.

The apartment is in the Ipanema complex. It is located near Winterhude, so you can easily reach great restaurants by train. A Netto supermarket is INTEGRATED INTO THE BUILDING (1-minute walk), the Benefit gym is RIGHT NEXT to the apartment (1-minute walk), and the U1 train station is 5 minutes away. With the U1, you can reach Jungfernstieg in about 15 minutes. The city park is a 5-10 minute walk away. Other shopping options, such as Rewe, pharmacies, etc., are about a 10-minute walk from the apartment.

Unsere chillige WG besteht aus Putri und Jannik (und mir der jetzt auszieht :( ). Wir sind alle berufstätig und versuchen dabei zugleich unsere Feierabende zusammen in der Wohnküche oder beim Ausgehen zu verbringen. Filmeabende, Gamingabende sind völlig normal hier :) Wir kochen zudem auch gerne mal zusammen: Jannik kocht gerne vegetarisch und Putri aus der indonesischen Küche.
Wir sind KEINE Zweck-WG und wünschen uns, dass man eine langfristige Freundschaft anstrebt. Daher sind kurzfristige Mietdauern leider nicht möglich, sorry! Während wir gerne Zeit miteinander verbringen ist es aber auch üblich, dass man sich mal in sein Zimmer zurückzieht und die Ruhe genießt.
Wir sind auch eine sehr lebhafte WG, wenn es um Gäste geht. Wir schätzen es sehr wenn du Freunde und Familie bringst und selber bringen wir auch unsere Freunde mit. Das Haus ist daher manchmal sehr belebt. Trotzdem haben wir immer einen respektvollen Umgang und versuchen, dass die Leute auch ihre Ruhe bekommen :) Wir würden uns von dir wünschen, dass du eine soziale Natur und Gastfreundschaft mitbringst.
Grundsätzlich läuft alles in der WG ohne große Absprachen, da dies eine berufstätigen-WG ist und die Leute ein gewisses Maß an Selbständigkeit mitbringen. Wir würden uns wünschen, dass dies weiterhin auch so harmonisch bleibt.
Zudem würden wir uns wünschen, dass du Englisch sprichst, da Putri derzeit noch Deutsch lernt.
Um zu sehen, dass du das alles wirklich gelesen hast würde ich dich bitten am Anfang deiner Nachricht "Shrek ist mein Vorbild" zu schreiben :) Das ist einfach nur damit wir passende Leute finden.

Our relaxed shared apartment consists of Putri and Jannik (and me, who is now moving out 😢). We are all working professionals and try to spend our evenings together in the open-plan kitchen or going out. Movie nights and gaming nights are totally normal here! We also enjoy cooking together: Jannik loves cooking vegetarian dishes, and Putri prepares amazing Indonesian food.
We are NOT just a flatshare of convenience – we value a long-term friendship, so unfortunately, short-term rentals are not possible, sorry! While we love spending time together, it's also completely normal to retreat to your room and enjoy some quiet time.
We are a very social and lively WG when it comes to guests. We love it when you bring over friends and family, and we also frequently invite our own friends over. The apartment can sometimes be quite lively, but we always maintain a respectful environment and ensure that everyone can still enjoy their peace and quiet. We would love for you to be social and welcoming as well!
Generally, things run smoothly without many fixed rules, since this is a flatshare of working professionals, and everyone is expected to be independent and responsible. We’d love to keep this harmonious dynamic in place!
