Das inserierte Zimmer befindet sich in einer neu sanierten und neu entstehenden 3er Studenten WG . Die Wohnung ist im EG einer hauptsächlich an Studenten vermieteten Wohnhaushälfte und besteht aus 3 privaten Zimmern, einer Küche, einem großen Bad mit Dusche, Waschmaschine und einem kleinen Abstellraum und einem großen Balkon. Das Wohnverhältnis zu allen anderen Mietern des Hauses ist sehr entspannt.
Mindest Mietdauer: 30.09.25 !!!
Die Bauarbeiten in der WG sind aktuell noch am laufen und werden bis 31.10 fertiggestellt sein.
Die Schlüsselübergabe würde vorab stattfinden, sodass ein direkter Einzug möglich ist.
Eine Spülmaschine ist auf Anfrage möglich, würde aber erst nach Einzug um mit Zustimmung und einer Beteiligung aller Mieter angeschafft werden.
Auf dem Grundstück befindet sich ein Unterstand für Fahrräder und gute Parkmöglichkeiten.

The inserted room is located in a freshly renovated and new 3 person student shared living flat . The flat is in the ground floor of a residential building, that is primarily rented out to students. It consists of 3 privat rooms, a kitchen, a bathroom with shower, washing machine and a small storage room and a balcony. The relationship to the other students in the house is relaxed.
The minimum rental time would be until 30.09.25 !!!
The renovations/work in the flat will be finished by latest Oct 31st. and the key handover will take place before so a seamless moving in is possible.
There is a bicycle car port next to the house and good parking possibilities.

Die Wohnung liegt am äußeren Ende von Kirchheim mit direkter Anbindung an die S-Bahn Linie (2-3 Gehminuten) und Straßenbahn (2-3 Gehminuten).
Innerhalb von 5 Gehminuten lässt sich das Stadtzentrum mit allen benötigten Geschäften sowie Supermärkten, Postamt, Bürgeramt, Apotheke etc. erreichen
Mit der Straßenbahn Linie 26 erreicht man die Heidelberg Innen- und Altstadt in 15 Minuten. Von dort aus sind alle weiteren Straßenbahn- /Busverbindungen zur Heidelberger Universität oder ins Neunheimer Feld erreichbar.
Der Heidelberger Hauptbahnhof ist eine Station (4 Minuten) von der lokalen S-Bahn Station entfernt und bietet einen deutschlandweite Anbindung.

The flat is located at the outer ending of Kirchheim with direct connection to the local train station (2-3 minutes walking distance) and tram station (2-3 minutes walking distance).
Within 5 minutes walking distance you can reach the city centre with all necessary shops such as supermarkets, post office, citizen office, pharmacy etc.
With the tram line number 26 you get to Heidelberg city/old town within 12 minutes. From there you have a connection to all further tram/bus connections to Heidelberg University or Neunheimer Feld.
Heidelberg Main Station is one station(4 minutes) away from the local S-Bahn station and offers a connection throughout Germany.
Die WG wurde gerade neu gegründet, weshalb sich leider noch nicht viel über das WG Leben sagen lässt. Es ist mir als Vermieter aber wichtig, dass sich eine schöne Gemeinschaft in der WG bildet mit einem guten Verständnis an Sauberkeit, sodass sich jeder wohl fühlt. Dies ist eins meiner Auswahlkriterien für die Mietersuche.
The flat is freshly founded, therefore I can't say much about the live in the shared living. For me as the landlord it is very important that there is a sense of community in the flat with a common understanding of cleanliness, so that everybody feels happy. This is one of my search criteria for the new renter.
