Das Zimmer ist 25qm groß mit zwei großen Fenstern und Blick auf die Karawanken. Die Fenster gehen Richtung Süden, sodass Du die Sonne Klagenfurts den ganzen Tag in vollen Zügen genießen
kannst. Vor allem im Sommer und nachts, bieten die Rollos Schutz und das Zimmer bleibt angenehm kühl und dunkel. Ich würde meine Möbel gerne vollständig an Dich übergeben, da ich im Ausland bin. Die Einrichtung ist neu bis wenige Jahre alt und weitestgehend makellos.

The room is 25 square meters with two large windows and a view of the Karawanken. The windows face south, so you can enjoy the Klagenfurt sun to the full throughout the day. Especially in summer
and at night, the blinds offer protection and the room remains pleasantly cool and dark. The room will be handed over fully furnished but empty sinke I am living abroad now (all furniture on the pictures, bed 140x200). The furnishings are new to a few years old and largely flawless.
Die WG liegt perfekt genau mittig zwischen Universität und Stadt (Nähe Steinerne Brücke, Stadtteil Sankt Martin). Die Universität sowie Innenstadt erreichst du mit dem Rad in maximal 7 Minuten, mit dem Bus in 10 und zu Fuß in 25 Minuten. Die nächste Bushaltestelle ist zu Fuß 2 Minuten entfernt. Einkaufsmöglichkeiten (Hofer, Eurospar, Lidl, Penny) sind ebenfalls nur wenige Minuten weit weg.

The shared flat is perfectly located right in the middle between the university and the city (near Steinerne Brücke, Sankt Martin district).You can reach the university and the inner city in a maximum of 7 minutes by bike, 10 minutes by bus and 25 minutes on foot. The nearest bus stop is a 2-minute walk away. Shopping facilities (Hofer, Eurospar, Lidl, Penny) are also just a few minutes away.
Nikola (25), Robbert (22) und Felix (27) leben in der WG. Felix und Robbert studieren International Management an der Universität, während Nikola bereits berufstätig ist.
Die WG ist keine Zweck-WG. Bisher war uns ein freundschaftliches Verhältnis wichtig, aber es gibt immer genug Zeit, sein eigenes Ding zu machen. Ob gemeinsames Kochen, eine Radtour um den See oder das Klagenfurter Nachtleben unsicher machen, die Jungs sind für die meisten Späße zu haben.
Die WG ist mit ca. 130 Quadratmetern sehr geräumig (großes Bad, Speisekammer mit eigenem Regal, Waschküche/Gästezimmer, Gäste-WC, Balkon).
Das Haus hat einen Garten, den wir mitbenutzen können, Stellplätze für ein Auto und eine Garage für Fahrräder und andere Dinge. Die WG ist komplett ausgestattet (Staubsauger, Geschirrspüler, 2 Kühlschränke...) Sie brauchen eigentlich nichts weiter mitzubringen.

Nikola (25), Robbert (22) and Felix (27) live in the shared flat. Felix and Robbert are studying International Management at university, while Nikola is already working.
The flat share is by no means a functional flat share. So far, a friendly relationship has been important to us, but there is enough time to do your own thing as well. However, whether it's cooking together, cycling around the lake or exploring Klagenfurt's nightlife together, the boys are up for most kinds of fun.
The flat share is very spacious at approx. 130 square meters (large bathroom, pantry with its own shelf, laundry/guest room, guest WC, balcony).
The house has a garden that we can share, parking spaces for a car and a garage for bicycles and other things. The flat share is fully equipped (vacuum cleaner, dishwasher, 2 fridges...) You don't really need to bring anything else.
Da ich relativ unerwartet ausziehe (Verlängerung meines Auslandssemesters), ist das Zimmer voll möbliert. Die meisten Möbel sind in sehr gutem Zustand.
Als zukünftiger Nachmieter wäre es wünschenswert, wenn du diese übernehmen könntest. Das können wir im persönlichen Gespräch auch noch weiter besprechen.
Da ich vor allem das Bett mit Matratze, der Schreibtisch, der Schreibtischstuhl und die Gardinen neu gekauft habe beim Einzug, wünsche ich mir ca. 700€ als Ablöse für alles zusammen (50% des Originalpreises).
Das Zimmer ist bereits gemütlich eingerichtet, du musst dich um so gut wie nichts kümmern.

As I am moving out relatively unexpectedly (extension of my semester abroad), the room is fully furnished. Most of the furniture is in very good condition.
As a future tenant, it would be preferable if you take it over. We can discuss this further in person.
As I bought a new bed with mattress, desk, desk chair and curtains when I moved in, I would like to receive around €700 as a handover price for everything together (50% of the original price).
The room is already comfortably furnished, you don't have to worry about anything.
