Spacious room in spacious apartment (furnished)

Hi,
My roommate is moving out from his room in the end of 2024 so I am looking for a flat-mate to take over his room.

The rent is 800 euro (heating, water, electricity are all included in the 800 already), the only extra cost will be the high speed internet and broadcasting fee that we both have to share (internet is 28.5 euro per person). For the 800 part you will simply sign a contract between you and the landlord and pay the landlord yourself monthly (as I have also have mine for my room with the landlord). And of course, the landlord will let you register your name under the address.

The room:
A comfy 25m²+ room with your toilet right outside of your room in an extremely spacious apartment. The room is fully furnished with everything you need, including big wardrobe (occupying one entire wall) and drawers, desk, chair. It's also well lit and properly heated with big windows for the fresh air and natural light. You have a spacious toilet that's right outside of your room, with bathtub and cabinets inside. There are two toilets/showers in the apartments so we don't have to share.

The apartment has:
As for the apartment, the apartment has a shared balcony. It is also already furnished as we have a nice comfy sofa and a big TV, a dining table in a giant living room, etc.. (you can see in the pictures). All the above stays in the apartment. In addition, the kitchen is very modern and well equipped, and we have everything you might think of, from a coffee machine, rice cooker to an air fryer.

We live at the upper floor, meaning there is no noise from above.
In addition, although the building has only two (3 for Americans) floors, we have an elevator.

The neighborhood:
Quiet and friendly area in residential community
REWE supermarket just a 5-minute stroll away. There are also DM, Tedi, Obi, Lidl, pharmacy...nearby.
8 minutes walk to tram line 16 (stop: Nesselrodestraße)
Only 15 minutes to the Cologne Dom by tram

About me:
You will be sharing the apartment with me; Johnny (Po-Chun). I am a Taiwanese working as a backend/data engineer (programmer) near the dom. My work is hybrid so I get to work from home most of the time. I love traveling and adventures, the recent solo trips I have done were in Saudi Arabia, Pakistan and India, and I also have been lived in Australia, Sweden and Turkey. I am fluent in English and Mandarin, so these will be the choices of languages when it comes to our conversation. In my everyday life I try to exercise in gym and take yoga classes. I also try to sleep early and cook simple food to have healthy routines. I don't smoke; and I drink only occasionally in certain social environment. Very occasionally I invite friends to have gathering or stay over but I will make sure it is communicated beforehand and without any disturb to our living space. I also care a lot about the cleanness of the apartment, so I will be cooperative when it comes to maintaining the shared space. Lastly, though not the most important information, I'm gay, so that means I can only live with people who are comfortable with that.

I am looking for a flat-mate who has decent level of standard for cleanness in the place. Someone who can proactively help maintain the tidiness of the place as that's what I would do from time to time. Having good sensitivity and being open for communication for issues within the apartment is also important. A very basic example would be knowing to tidy up the kitchen once finishing using it and not leaving the glasses or plates around the apartment. We can also come up with some plans for trash and common purchases. As I am planning to sleep early I would appreciate a quiet environment after 10pm (the bedrooms are not very sound proofed, but thankfully the neighborhood is very quiet, but please beware of the footsteps and door noise).

I don't have too much expectations in terms of how we interact, if we have common interests or things we enjoy doing of course we can spend time together and hangout, but I also don't mind having someone who has their own life going, as long as we can communicate properly and make each other comfortable in the apartment.
