About the Apartment
A room in a shared apartment for four women is becoming available in Alt-Bocklemünd, Northern Cologne. The apartment is located in a fully renovated, detached two-family house with a large garden (1000 sqm), offering peace and relaxation while maintaining good connections to Cologne city center and the Ossendorf industrial area. The first floor has a total living space of 106 sqm, an attic, and a large balcony.
Your Room
Your room includes a cozy armchair and a pull-out sofa bed – perfect for hosting guests. A lovely vintage chest of drawers and a double wardrobe will help keep your new home organized.
The room is otherwise newly furnished with:
• Two tall mirrored wardrobes with drawers
• A desk with a desk chair and floor protector
• A 140 cm bed with storage drawers underneath
• Coat hooks on the door
Shared Spaces
The shared kitchen is fully equipped with a fridge-freezer, dishwasher, oven, induction hob, microwave, toaster, kettle, and all necessary dishes, cutlery, pots, pans, and utensils.
The bathroom features a shower-bathtub and has been updated with new fixtures, a toilet, and a mirrored cabinet.
Just bring your own mattress (140x200 cm), unpack your suitcase – and you’re ready to settle in!
The location offers excellent transport links to the A1 and A57 highways and the city center. There’s also easy access to nature, with the adjacent Vogel Forest, the Pescher Lake, and a large forest area between Bocklemünd and Pesch featuring a fitness trail.
Nearby amenities (7–10 minutes' walk) include:
• REWE, Netto, Rossmann, and a fruit and vegetable store
• Zeeman, a large medical center, pharmacy, several bakeries, and an ice cream shop
• A Sparkasse bank

• To the University of Cologne: ~7.8 km – 30 min by bike, 40 min by public transport
• To Neumarkt: ~8.2 km – 32 min by bike, 31 min by public transport
• To Ossendorf industrial area: ~4 km – 15 min

It doesn’t matter if you’re vegan, vegetarian, pescatarian, flexitarian, or anything else – the most important thing is cleanliness and respect for each other’s differences.
The WG is international. The well-equipped kitchen will surely inspire some delicious international meals. The large garden, which will be completely renovated in the next three months, is perfect for sports and group activities.

Utilities and Additional Costs
The utility costs cover heating and partial garden maintenance. Additional costs include electricity (€32 per person) and internet, which is organized by the WG. The mandatory GEZ broadcasting fee can be split among flatmates.

Storage and Laundry
A secure basement and attic provide plenty of storage space, accessible only to WG members.
Two high-quality washing machines and a dryer are available in the basement. A secure 30 sqm garage provides space for bikes and e-bikes, with charging options available.

Utility costs are based on the DMB operating cost index plus the current inflation rate and will be adjusted accordingly once the new index is published. A utility bill reconciliation will not be issued. Heating costs are based on the house’s previous consumption of approx. 4500–5000 liters of heating oil per year.
Deposit: Two months' rent, which can be replaced by a parental guarantee. If your parents (living in Germany) co-sign the rental contract, no deposit is required. The first installment of the deposit is due upon signing the contract (cash or bank transfer). A receipt will be provided.

House Rules
All flatmates are responsible for shared cleaning duties, including cleaning the common areas, vacuuming the basement and entryway, and maintaining the garden. Waste management and winter services may also be required. With eight WG members (four on each floor), this means everyone will have cleaning duty roughly once every two months.

Pets and Smoking
A cat currently lives on the ground floor. One flatmate is considering getting a small dog. If you have a pet allergy or are a smoker, please mention this in your application.
By signing the contract, you confirm that you are not a smoker and do not suffer from any mental health issues that could affect your flatmates.
