Hallo Du,
ich suche eine/n Nachmieter/in für eine superschicke 130qm Wohnung direkt neben der Isar.
Die Wohnung im ruhigen Hinterhaus ist insgesamt über drei Stockwerke verteilt (1-3.OG), intern über Wendeltreppen verbunden und super hell mit vielen Fenstern. Die Wohnung ist ziemlich hochwertig eingerichtet, hat 2 Bäder und einen offenen Küchen-Wohnbereich inkl. Balkon.
Auf dem 1.OG sind 2 WG Zimmer (deines und Dongs) und ein Bad mit Dusche. Dein Zimmer ist hell, super ruhig zum Hinterhof und ist unterteilt in Schlafzimmer und einem Vorzimmer , in dem ein grosser Einbauschrank steht.
Auf dem 2.OG ist der super grosse & offene Gemeinschaftsbereich mit Esszimmer, Wohnbereich, Küche, nochmal ein Bad (mit Badewanne) und Balkon. Alles vorhanden was man so fürs WG Leben benötigt, Du musst eigentlich nichts mitbringen. Solltest Du ein paar Dinge haben, findet sich bestimmt noch etwas Platz dafür.
3.OG (1 Zimmer, separat von aussen begehbar) wird nicht vermietet.
Im Innenhof kannst Du Dein Fahrrad abstellen.
High-Speed Internet, Strom, Wasser, Heizung , GEZ ist alles in der Miete drin.

Hi there,
I am looking for a new tenant for a super nice 130sqm apartment right next to the Isar.
The apartment in the quiet rear building is spread over three floors (1-3.OG), internally connected via spiral staircases and super bright with many windows. The apartment is furnished to a high standard, has 2 bathrooms and an open kitchen/living area including balcony.
On the 1st floor there are 2 shared rooms (yours and Dong´s) and a bathroom with shower. Your room is bright, super quiet facing the backyard and is divited in a sleeping room and a small room, which has a large built-in closet.
On the 2nd floor is the super large & open common area with dining room, living area, eqipped kitchen, another bathroom (with bathtub) and balcony. Everything you need for living in a shared flat is available, you don't really have to bring anything. If you have a few things, there will certainly be room for them.
The 3rd floor (1 room, separately accessible from the outside) is not rented.
High-speed internet, electricity, water, heating...all bills included in the rent. You can park your bike in the courtyard.
Die Lage ist super an die ÖFFIS angebunden, in 3 min bist Du zur Isar und in 10 Min zum Isartor gelaufen. Vom Isartor kommst du praktisch überall hin in München, zum Rosenheimer Platz (S-Bahn) sind es 2 Min.
Es gibt zahlreiche restaurants, Bars und Cafes in der nahen Umgebung, die Wohnung selbst liegt aber in einer ruhigen Nebenstraße und wie gesagt auch noch im Hinterhaus.
Zum nächsten Supermarkt (Aldi, Penny & EDEKA) sind es 5 Minuten zu Fuss.

The location is very well connected to public transportation, you can walk to the Isar in 3 minutes and to the Isartor in 10 minutes. From Isartor you can get practically anywhere in Munich, Rosenheimer Platz (severall S-Bahn) is 5 minutes away from the flat.
There are numerous restaurants, bars and cafes in the immediate vicinity, but the apartment itself is located in a quiet side street and, as I said, in the rear building.
The nearest supermarket (Aldi, Penny & EDEKA) is a 5 minute walk away.
Du wirst mit Dong (38 J.) zusammen leben. Sie ist eine Wissenschaftlerin und Unternehmerin, die in einem Techbio-Startup arbeitet. Sie hat einen vollen Arbeitsplan, genießt jedoch ihre Freizeit mit Aktivitäten wie Lesen, Yoga, Kochen oder einfach beim Entspannen zu Hause. Unser gemeinsames Wohnen ist sehr entspannend: Wir wechseln uns beim Putzen ab, kochen gerne zusammen, plaudern, machen Spaziergänge in der Natur und veranstalten Themenabende wie "Snacks" oder "Wellness". Natürlich respektieren wir auch den Bedarf an persönlicher Zeit und Raum. Unser Zuhause ist ein Ort zum Auftanken. Wenn es eine Übereinstimmung gibt, hast du die Möglichkeit, Dong entweder über ein Video-Chat oder persönlich bei deinem Besuch in der Wohnung kennenzulernen.
Markus 54? ist der super entspannte, junggebliebene Besitzer der ab und an im separaten 3.OG übernachten wird. Ihn wirst Du spätestens bei der Besichtigung kennen lernen. Martin hat einen freundlichen Hund, das sollte die wenigen Tage die er da sein wird für Dich ok sein.

She has a busy work schedule but enjoys her free time with activities like reading, yoga, cooking, or simply chill at home. Our shared living experience is very relaxing: we take turns cleaning, enjoy cooking together, chat, take walks in nature, and host themed evenings like "snacks" or "wellness." Of course, we also respect each other's need for personal time and space. Our home is a place for recharging. If there's a match, you'll have the chance to meet Dong either through a video chat or in person when you visit the apartment.
Markus 54? is the super relaxed, young-at-heart owner who will occasionally spend the night on the separate 3rd floor. You will get to know him during the viewing at the latest. He has a friendly dog. So it should be ok for you for the few days when he or his sons are there.
Besondere Anforderung gibt es eigentlich keine. Du solltest berufstätig sein, schon im Leben stehen und WG Erfahrung haben. Schreibt bisschen was zu Euch, wer ihr seid, was Euch wichtig ist, ggf. 1-2 Bilder, etc, ich melde mich dann.
