the room is located in the beautiful southwest of Munich in Gauting OT Unterbrunn.

It's free from 01. May 2025 or by arrangement ...

Nahe Oberpfaffenhofen, DLR German Aerospace and other companies
in Gilching South.

I would then have terminated (or indefinite!) a nice, large and bright WG room with 23 sqm in a 2nd World Cup free.

Ideal for professional trainers or students in the internship or starters etc.

First for at least 3 months (then 6 months or more!).

The lease will then be extended at an early stage.

Room size is 3.80 x 6.00 m, i.e. approx. 23 sqm

The apartment has total 84 sqm (2 rooms, kitchen, hallway, storeroom, chamber).

A well-equipped kitchen with space for 2 to max. 4 persons and bathroom with shower.

The room is furnished with double bed 180x200 and large closet wall.

It could also be put in a desk without any problems!
Or also something to be dreamed about!

It is all clean and tidy furnished with bed Ikea Malm with good mattress and large wardrobe Ikea Pax.

Otherwise wooden parquet and white painted walls!

However, it is not in Munich City!

The room is located in Gauting-Unterbrunn in the very beautiful 5-sea country.

From there you can quickly get to Gauting or Starnberg or with the S6 to Munich City.

The 5-sea country is very nice for hiking, cycling or swimming, surfing, kites ...

The place is small with 2 inns, nice bakery and a milk and cheese shop right next door.

There is another washing machine in the flat basement that you can use.

The rent is 460 Euro/month for students, trainees and students
and alternatively 510 Euro/month for professionals with work contract!

This is less than half the apartment rental.

150 Euro additional costs and 30 Euro electricity (annual billing and with 50% distribution of total 300 Euro NK and 60 Euro electricity costs), GEZ, WLAN 20 Euro and use of the furniture, kitchen utensils and dishwasher and washing machine of 50 Euro (all available).

The additional costs (oil, heating, hot water and electricity) are adapted to the high energy costs of 2022 and 2023.

Fax is also available and usable.

I am 50 years old and currently looking for a nice roommate or a nice roommate to finance the apartment.

The apartment is a total of 84 sqm.

I am non-smoker and it must not be smoked in the apartment (only non-smoker).

Pets are not available and are not possible.

The S-Bahn S6 Rtg. Munich is 3 km away in Gauting and runs every 20 min.
Driving time Gauting to Munich Zentrum just 22 minutes.
A bus stop is right in front of the front door approx. 50m.
After Gauting to the S-Bahn then either by car (large parking lot) or by bus or
also by bike (10 min illuminated bike path!).

Gilching and Oberpfaffenhofen Business Area with DLR German Aerospace
and other companies are only approx. 4-5 km away and easy to reach by bike or car!

The A96 motorway is also only 2 km away.

Starnberg about 5-6 km.

Even I am in a firm relationship, know me from my student period
also good in WGs and am of course nice and uncomplicated.

What is important is a respectful handling and, of course, a corresponding cleanliness and hygiene!

It should be quiet, too, because of the nice neighbors.

I'll be on my way, for example in the mountains or even on holiday.

I like hiking, mountain climbing or climbing in the mountains.

In winter with enough snow, the skis are activated and you can go skiing, sometimes snowshoeing or alpine skiing.

In summer I am also happy to travel to windsurfing or SUP.

The DAV-Kletterhalle in Gilching is nearby (approx. 5 km) and the 5-Seen-Land is of course so:-)

das Zimmer liegt im schönen Südwesten von München in Gauting OT Unterbrunn.

Es ist frei ab 01. Mai 2025 oder nach Absprache ...

Nahe Oberpfaffenhofen, DLR Deutsche Luft- und Raumfahrt und anderen Firmen
im Gewerbegebiet Gilching Süd.

Ich hätte dann befristet (oder unbefristet!) ein schönes, großes und helles WG-Zimmer mit 23 qm in einer 2er-WG frei.

Ideal für berufliche Zugereiste oder Studenten im Praktikum oder Studienanfänger etc.

Zunächst für zunächst mind. 3 Monate (danach aber auch 6 Monate oder länger!).

Der Mietvertrag wird dann jeweils frühzeitig verlängert.

Zimmergröße ist 3,80 x 6,00 m, also ca. 23 qm

Die Wohnung hat gesamt 84 qm (2 Zimmer, Küche, Flur, Abstellzimmer, Kammer).

Dazu eine gut ausgestattete Küche mit Platz für 2 bis max. 4 Pers. und Bad mit Dusche.

Das Zimmer ist eingerichtet mit Doppelbett 180x200 und großer Schrankwand.

Es könnte ohne Probleme auch ein Schreibtisch reingestellt werden!
Oder auch etwas umgeräumt werden!

Es ist alles sauber und ordentlich eingerichtet mit Bett Ikea Malm mit guter Matratze und großer Schrank Ikea Pax.

Sonst Holzparkett und weiße gestrichene Wände!

Allerdings ist es nicht in München City!

Das Zimmer ist in Gauting-Unterbrunn mitten im sehr schönen 5-Seen-Land.

Von dort kommt man schnell nach Gauting oder Starnberg oder mit der S6 nach München-City.

Das 5-Seen-Land ist sehr schön zum Wandern, Radfahren oder Schwimmen, Surfen, Kiten ...

Der Ort ist klein mit 2 Gasthöfen, netter Bäckerei und einem Milch- und Käseladen direkt nebenan.

Es gibt sonst eine Waschmaschine im ebenerdigen Keller, die du mit benutzen kannst.

Die Miete ist 460 Euro/Monat für Schüler, Auszubildende und Studenten
und alternativ 510 Euro/Monat für Berufstätige mit Arbeitsvertrag!

Das entspricht weniger als der halben Wohnungsmiete.

Zzgl. 150 Euro Nebenkosten und 30 Euro Strom (jährliche Abrechnung und mit 50%-iger Aufteilung von gesamt 300 Euro NK und 60 Euro Stromkosten), GEZ, WLAN 20 Euro und Nutzung des Mobiliars, der Küchenutensilien und Geschirrspüler und Waschmaschine von 50 Euro (alles reichhaltig vorhanden).

Die Nebenkosten (Öl, Heizung, Warmwasser und Strom) sind angepasst an die hohen Energiekosten von 2022 und 2023.

Fax ist auch vorhanden und nutzbar.

Ich bin selbst 50 Jahre alt und suche momentan zur Finanzierung der Wohnung befristet einen netten Mitbewohner oder eine nette Mitbewohnerin.

Die Wohnung ist gesamt 84 qm groß.

Ich bin Nichtraucher und es darf in der Wohnung auch nicht geraucht werden (bitte nur Nichtraucher).

Haustiere gibt es keine und sind auch nicht möglich.

Die S-Bahn S6 Rtg. München ist in 3 km Entfernung in Gauting und fährt alle 20 min.
Fahrzeit Gauting nach München Zentrum nur 22 Minuten.
Eine Bushaltestelle ist direkt vor der Haustür ca. 50m.
Nach Gauting zur S-Bahn dann entweder mit Auto (großer Parkplatz) oder mit Bus oder
auch mit dem Fahrrad (10 Min beleuchteter Radweg!).

Das Gewerbegebiet Gilching und Oberpfaffenhofen mit DLR Deutsche Luft- und Raumfahrt
und weiteren Firmen ist nur ca. 4-5 km entfernt und mit dem Fahrrad oder Auto sehr schnell zu erreichen!

Die Autobahn A96 ist auch nur 2 km entfernt.

Starnberg ca. 5-6 km.

Selbst bin ich in einer festen Beziehung, kenne mich aus meiner Studentenzeit
auch gut in WGs aus und bin natürlich nett und unkompliziert.

Wichtig ist ein respektvoller Umgang und natürlich auch eine entsprechende Sauberkeit und Hygiene!!

Auch sollte es eher ruhig sein, wegen der netten Nachbarn.

Ich werde sonst auch viel unterwegs sein, z.B. in den Bergen oder auch mal im Urlaub.

Ich bin gerne in den Bergen zum Wandern, Bergsteigen oder Klettern.

Im Winter bei ausreichend Schnee werden die Ski aktiviert und es geht los mit Skitouren, manchmal Schneeschuhtouren oder Ski Alpin.

Im Sommer bin ich auch gerne unterwegs zum Windsurfen oder SUP.

Die DAV-Kletterhalle in Gilching ist in der Nähe (ca. 5 km) und das 5-Seen-Land heißt natürlich wegen der vielen schönen Seen so :-)
