Hello together,
my current roommate is pulling out and I'm looking for a new roommate. The room is nicely bright (three windows), about 13 sqm, not furnished and has direct access to a (unprotected) roof terrace – which is officially not declared as such, but can be used on your own responsibility in which you can see great over Munich and watch the sunset. The pictures give you a good impression.
The WG otherwise consists of my room, a hallway, a bathroom and a spacious kitchen with dining table. I'm looking forward to your news. :

mein derzeitiger Mitbewohner zieht aus, und ich suche einen neuen Mitbewohner. Das Zimmer ist schön hell (drei Fenster), ca. 13 qm groß, nicht möbliert und hat direkten Zugang zu einer (ungeschützten) Dachterrasse – die offiziell nicht als solche deklariert ist, aber auf eigene Verantwortung genutzt werden kann in der man toll über München sieht und den Sonnenuntergang beobachten kann. Die Bilder geben dir einen guten Eindruck davon.
Die WG besteht sonst aus meinem Zimmer, einem Flur, einem Badezimmer und einer großzügigen Küche mit Esstisch. Ich freue mich auf Eure Nachrichten. :)

The apartment is about 8 minutes' walk to the Sbahn Hirschgarten, 8 minutes to the Tram Station Lautensackstrasse and about 10 minutes to the Ubahn Station Friedenheimer Strasse (U5). You can see beautifully about Munich as you are on the 5th floor. But the staircase has no elevator! Otherwise there is an Edeka and a penny nearby also about 8 minutes walk.

Die Wohnung ist ca. 8 Gehminuten zur Sbahn Hirschgarten entfernt, 8 min zur Tram Station Lautensackstrasse und ca. 10 min zur Ubahn Station Friedenheimer Strasse (U5). Man kann schön über München sehen da man im 5 Stock ist. Aber das Treppenhaus hat keinen Aufzug! Sonst ist gleich ein Edeka und ein Penny in der Näher auch ca. 8 Gehminuten entfernt.

I myself am a computer science master student at TUM and would be happy to find someone who leads a similar lifestyle – preferably also studying. However, a full-time job is not a problem, especially if the room is used as a commuter accommodation under the week.
The apartment is well maintained and cleanliness is important to me. We therefore regularly change with cleaning of kitchen, bathroom and hallway. A respectful approach is important to me, in which one can openly communicate with one another and speaks things beforehand. A pleasant atmosphere in which both feel comfortable is absolutely in the foreground for me.

The flat is well-maintained and cleanliness is important to me. We therefore take turns cleaning the kitchen, bathroom and hallway on a regular basic. It's important to me that we treat each other with respect, communicate openly and discuss things in advance. A pleasant atmosphere in which both of us feel comfortable is absolutely essential to me.
Ich suche einen neuen Mitbewohner für meine WG und freue mich auf jemanden, der Lust auf ein entspanntes, respektvolles Zusammenleben hat. Jeder hat seinen Freiraum, aber es können auch gerne gemeinsam Sachen unternommen werden. Ich selbst bin Informatik-Masterstudent an der TUM und würde mich freuen, jemanden zu finden, der einen ähnlichen Lebensstil führt – vorzugsweise also ebenfalls studiert. Eine Vollzeit-Berufstätigkeit ist aber auch kein Problem, besonders wenn das Zimmer unter der Woche als Pendlerunterkunft genutzt wird.
Die Wohnung ist gepflegt, und mir ist Sauberkeit wichtig. Wir wechseln uns daher regelmäßig mit dem Putzen von Küche, Bad und Flur ab. Mir ist ein respektvoller Umgang wichtig, in dem man offen miteinander kommunizieren kann und Sachen vorher abspricht. Eine angenehme Atmosphäre, in der sich beide wohlfühlen, steht für mich absolut im Vordergrund.

A guarantee is required for rent, so the landlords want. So if you don't have a buffalo or have a problem with it, it won't be. In this case, an indefinite working relationship is important and the 3 last salary bills. This is then checked by the house administration. It is already a kitchen included in the apartment this must be detached for 500 euros from the pre-renter plus the washing machine for 150 euros plus other smaller things. Thus we are with the detachment plus the deposit at 2200 euros for the total. There will be an indefinite substitute contract. The pre-renter will take off on 30.04.2025 so as to suggest the 01.05.2025 or a few days after that. However, it would also be possible to move in earlier if necessary. Please consider that I plan here with a long-term roommate and the room is not available for 6 months or less.
A visit is definitely possible and for contact with real interest I would simply suggest a phone call, facetime to get to know each other better. A permanent employment contract and the last 3 payslips are important here. This will then be checked by the property management. There is already a kitchen in the flat, which has to be bought from the previous tenant for 500 euros plus washing machine for 150 euros plus other smaller items. This brings us to 2200 euros for the total with the transfer plus the deposit. There will be an open-ended sublease. The previous tenant is moving out on 30.04.2025, so I would suggest moving in on 01.05.2025 or a few days later. However, it would be possible to move in earlier if required.

Es wird eine Bürgschaft für die Miete benötigt, das möchten die Vermieter so. Also wenn Sie keinen Bürgen haben oder ein Problem damit haben wird das nichts. Hier ist ein unbefristetes Arbeitsverhältnis wichtig und die 3 letzten Gehaltsabrechnungen. Dieses wird dann von der Hausverwaltung entgegengecheckt. Es ist bereits eine Küche in der Wohnung enthalten diese muss für 500 Euro vom Vormieter abgelöst werden plus die Waschmaschine für 150 Euro plus weitere kleinere Dinge. Somit sind wir mit der Ablöse plus der Kaution bei 2200 Euro für das Gesamte. Es wird einen unbefristeten Untermietvertrag geben. Der Vormieter zieht am 30.04.2025 aus also würde ich als Einzugsdatum den 01.05.2025 oder paar Tage danach vorschlagen. Ein Einzug wäre aber auch schon früher möglich bei Bedarf. Bitte bedenkt das ich hier mit einem langfristigen Mitbewohner plane und das Zimmer nicht für 6 Monate oder weniger zur Verfügung steht.
Eine Besichtigung ist definitiv möglich und für die Kontaktaufnahme bei wirklichem Interesse würde ich einfach ein Telefonat, Facetime vorschlagen um sich besser kennenzulernen. Falls Ihr Instagram habt dann könnt Ihr das gerne hinzufügen in den Nachrichten weil ich mir dann ein besseres Bild von Euch machen kann und so einen ersten Eindruck von Euch habe.
