Willkommen in Maisach bei München, nur 3 Minuten zur S-Bahn und 30 Minuten zur Innenstadt:
Für Studenten ist ein möbliertes Zimmer mit Wohnzimmer, Küche und Bad in einer Vierzimmerwohnung mit Terrasse und Garten langfristig (min. 2 Semester) zu vermieten: ab 1. September, bei Bedarf ggf. auch früher.
Das helle und ruhige Zimmer ist etwa 20 qm groß und für eine Person vollständig eingerichtet: Bett, Nachttisch und Nachttischlampe, Schreibtisch mit Drehstuhl und Lampe, gemütlicher Lesesessel mit Fußhocker und Beistelltisch, Bücherregal, großer Wandschrank und weicher Teppich, incl. Bettwäsche und Handtücher.
In der geräumigen Küche (ca 18 qm) mit Spülmaschine, Wasserkocher, Toaster, Kühl-Gefrierschrank, Herd mit Dunstabzug, Backofen und Mikrowelle gibt es alles, was man zum Kochen und Backen braucht, natürlich auch Geschirr mit Besteck und Stauraum für deine Lebensmittelvorräte.
Ein Esstisch mit mehreren Sitzgelegenheiten lädt zu gemeinsamen Mahlzeiten ein.
Für Gespräche, Spiele-Abende und zum Entspannen trifft man sich im gemütlichen Wohnzimmer (ca 20 qm) mit großem Sofa, Ledersesseln und Fernseher, das als Gemeinschaftsraum da ist.
Im großzügigen Badezimmer (ca 11 qm) gibt es neben Waschbecken und WC eine Badewanne und eine separate Dusche. Der Abstellraum neben dem Bad bietet Stauraum und eine Waschmaschine.
An der Garderobe im Flur kannst du Jacken und Mäntel aufhängen, für deine Schuhe ist Platz im Schuhschrank neben der Wohnungstür.
Die Miete erlaubt die Nutzung von 20 m² Privatbereich und 58 m² Gemeinschaftsbereich, also insgesamt 78 m² Wohnfläche plus Terrasse und Garten. Die Nebenkosten beinhalten Versicherungen, Müllabfuhr, Kaminkehrer, Internet und Rundfunkbeitrag, Sonstige sind verbrauchsabhängige Energiekosten: Strom, Heizung (Gas), Wasser.

Welcome to Maisach near Munich, just 3 minutes to the S-Bahn and 30 minutes to the city center:
For students, a furnished room plus lounge, kitchen and bathroom in a four-room apartment with terrace and garden is available for long-term rental (min. 2 semesters) from September 1st., if needed even earlier.
The bright and quiet room is 20 sqm and fully furnished for one person: bed, bedside table and lamp, desk with swivel chair and lamp, comfortable reading chair with footrest and side table, bookshelf, built-in wardrobe and carpet, including bed linen and towels.
The large kitchen (ca 18 sqm) with dishwasher, kettle, toaster, refrigerator, stove with extractor hood, oven and microwave etc has everything you need for cooking and baking, as well as crockery and cutlery and storage space for your food supplies. A dining table with several seatings invites you to eat together.
For conversations, game evenings and to relax, you can meet in the cozy lounge (ca 20 sqm) with a large sofa, leather armchairs and television, which serves as a common area.
In addition to sink and toilet, the spacious bathroom (ca 11sqm) has a bathtub plus a separate shower. The small room next to the bathroom offers storage space and a washing machine.
You can hang up jackets and coats on the rack in the hallway, and there is space for your shoes in the shoe cabinet next to the apartment door.
The rent includes the use of 20 m² private space and 58 m² common area, so a total of 78 m² of living space plus terrace and garden.
The additional costs cover insurance, garbage collection, chimney sweeps, internet and broadcasting fees plus energy costs for electricity, heating (gas), water.

Unser Haus befindet sich in Maisach, einem friedlichen Vorort 25 km westlich von München mit guter Verkehrsanbindung (halbe Stunde) zur Münchner Innenstadt. Der Bahnhof ist nur zwei bis drei Minuten Fußweg vom Haus entfernt.
Den nächsten Supermarkt und andere Geschäfte des täglichen Bedarfs erreicht man in etwa fünf Minuten zu Fuß. Ganz in der Nähe gibt es eine Pizzeria, eine Eisdiele, Döner Kebap und Biergarten. Auch ein Fußballplatz, ein Fitnessstudio, und ein Freibad sind nicht weit, und man ist in wenigen Minuten zum Spazierengehen oder Joggen im Grünen. In dieser behaglichen Umgebung kann man sich gut entspannen und aufs Studium konzentrieren.
Die S-Bahn fährt morgens und abends alle zehn Minuten, tagsüber und nachts alle zwanzig Minuten. Zu den verschiedenen Standorten der LMU und TUM braucht man eine gute halbe bis dreiviertel Stunde. Nur zum Campus Garching dauert es etwas mehr als eine Stunde.
Für Studenten genügt das Semesterticket (oder 29€-Ticket) für diese Fahrstrecke.
Die öffentlichen Verkehrsmittel in der Region München sind komfortabel und sicher. Man kann die Fahrzeit gut nutzen, um zu lesen und zu arbeiten.

Our house is in Maisach, a peaceful suburb 25 km west of Munich with good transport connections to the city center (half an hour), to the station it is only three minutes walking distance.
The next supermarket and other shops for daily needs can be reached within five minutes walking time. There is also a pizzeria, icecream parlour, Döner Kebap and a beer garden in walking distance. Also a sports ground, a fitness centre and an outdoor swimming pool await you in the vicinity. And in a few minutes you can go for a walk or jog in the countryside.
In this cosy location you can relax and concentrate on your studies.
The train to Munich city centre runs every ten minutes mornings and evenings, and every twenty minutes during the day and night. The various LMU land TUM locations can be reached within a good half hour up to three quarters of an hour. Only to Garching campus you travel a bit more than one hour.
For Students the semester ticket (or 29€-ticket) is sufficient for this ride.
Public transport in the Munich region is comfortable and safe. You can make good use of the travel time to read or study.

Das Zimmer befindet sich in einer Vierzimmerwohnung mit gemeinsamem Wohnzimmer, also in einer Dreier-WG.
In den anderen beiden Zimmern wohnen zwei ruhige und freundliche Studenten aus Mexiko (24, Informatik LMU) und Tunesien (27, Informatik, TUM).
Die Küche mit Esstisch und das Bad werden zusammen benutzt. Das große gemütliche Wohnzimmer mit Sofa und TV lädt zu Gesprächen oder gemeinsamen Film- und Spieleabenden ein.
Nebenan wohnen noch weitere Student*innen aus aller Welt, sodass man leicht Gesellschaft und Freunde finden kann. Die Atmosphäre im Haus ist offen und freundlich, man hilft sich gegenseitig, kocht gelegentlich zusammen oder trifft sich zu geselligen Abenden auf der Terrasse.
An Wochenenden unternehmen die Hausbewohner manchmal auch gemeinsame Ausflüge oder Wanderungen.
Terrasse und Garten laden alle zum Grillen und zu gemeinsamen Gesprächen ein.

The room is in a four-room apartment with a common living room, so this is a 3-person flat-share.
Two quiet and friendly students from Mexico (24, Informatics LMU) und Tunesia (27, Informatics TUM) live in the other rooms.
The kitchen with dining table and the bathroom are shared with them. The lcomfortable lounge with sofa, leather armchairs and TV invites you to chats, movie-nights or games.
Several international students live next door, so it is easy to find friends and company if you like. There is an open and friendly atmosphere in the house, people help each other, occasionally cook together or meet for social evenings. On weekends, residents sometimes go on trips or hikes together.
The terrace and garden invites all to grill and chat together.
