The room is about 12 m2, with plenty of natural light from floor-ceiling French balcony windows and under-floor heating. The flat is on the 11th floor, and so provides great views of the surrounding area, while also being away from the noise of the street. Outside of the room there is a vast living area of ~100 m2, with a new fitted kitchen, 2.5 bathrooms, and a large hallway. The apartment was recently renovated, and has a relatively new kitchen, floor, bathrooms, and painted walls. We also have a basement storage area, and bike parking area. We have furnished the apartment with furniture and the "ultimate lad package" including 65" TV + PS5 + surround sound system & party lighting.
The room is available from August 1st, but this is flexible if needed and for the right person!
The location, in addition to the flat, is mega! We are right next to the Donnersbergerbruecke SBahn stop, literally a 60 second walk from the front door. We are also right next to an Edeka, Lidl, DM, and Elements gym. There is a large park outside the front, great for running, lounging, and beering! There are also many restaurants and cafes within walking distance.
WG life is the most important part for us! We are Reuben, Tom 1, Tom 2, and Julian! Reuben is from Ireland and moved to Munich last year to work at Siemens. The Toms and Julian are German and like beer and long walks on the beach. We enjoy the Augustiner Biergarten, making jokes about selling kitchens, and playing fifa. There is often somebody away for some reason or another, so there is usually a bit of extra room! We go to the mountains from time to time for hiking, and Reuben is always on the lookout for rock climbing partners! We're really just looking for a nice person to live with, good fun, and clean! :)
We like to work hard play hard, so it's mostly business as usual and we are out and about working or training during the week, but at weekends and in some evenings we tend to do some sports or go out for food or drinks.

There would be a fee to purchase a fraction of the communal furniture and equipment from the previous tenant, and you can also buy all of his bedroom furniture incl bed, wardrobe, and desk if you like.
