The flat covers two floors (9th and 10th).
On the lower floor, there are 2 bedrooms and two bathrooms.
On the upper floor there are the kitchen, the living room and the third bedroom.
The view is amazing on all sides with private balconies for every room and floor on the west side of the building, and an openly accessible (but never used by anyone else) balcony access on the East facing side, where you can see the Allianz Stadium, Highlight Towers and the english garden.
The room is really big with a great balcony and a beautiful view on the alps as well as on the olympic park, Luitpoldpark, BMW tower, O2 tower. The room itself is 17m2 and has a wooden floor and blinds for the big windows. There are two bathrooms so there is never a problem and one is always free :) The living room and kitchen is really nice to chill and have afterwork drinks. The whole appartment is really open, spacious and light. You will love it!
For storage, the appartment is very large but there is also basement storage where we keep the bikes, snow sports equipment and all kinds of other equipment. The house has an underground parking garage, if you need parking this might be possible at extra cost. Otherwise there are free parking spots along the street in 5 min walking distance.
There is everything you will need here too, with household appliances, clothes washing machine, fully fitted kitchen, dishwashing machine etc.
The location is great, even if it does seem a little outside of the city centre. There is a tram stop just outside of the apartment block which can take you to Munich Freiheit. The U2 and U3 lines are closest at Scheidplatz which is about a 5-7min bus ride (bus stop is right in front of the building) or 15-20 minute walk and U6 is closest at Dietlindenstrasse which is about a 15 minute walk. Because it is on Leopoldstrasse, you instantly have good connections to ride your bike into the city too. For airport travel the Lufthansa bus stops at Nordfriedhof which is about 15 minutes walk and can be used with the Germany Ticket. Late night taxis on a weekend back from around Marienplatz are usually around the 15€ price but the N40 night bus also runs to just outside the building if you prefer to use that.
For food shopping etc. there are plenty of shops nearby with Edeka, Lidl, Netto, and the like all within 5-10 minutes. Bakeries, d&m, and apotheke are also in abundance around here. For sports and just general site seeing, there is Luitpoldpark and Englisher Garten both around 10-15 minutes walk away, and places like Fitness First gym and other swimming places nearby.
The two flatmates who are staying are Miguel who is a mechanical engineer at BMW (34 / Spanish) and Max who is working for Amazon (30 / German). Both are very friendly and have been great flatmates, and both speak fluent German and English so can accommodate you if you can't speak German. If you enjoy any type of snow sports or other types of sports then both are active, and the household football teams that are supported are Valencia and Dortmund.
Due to this apartment being so large and a great location, it is often the place of choice to host a party in the various friends groups, including Oktoberfest or Afterwork Partys in the summer etc. We also hosted multiple cozy living room concerts already. These events only happen occasionally (I would say once every few months at the moment) and is always held with everyone agreeing to them and with open invitations to the others. It has always been a good feeling in the apartment and no issues so they would be looking for somebody else easy going to keep that feeling, other than this there are no other restrictions on who you can be.
The apartment has been lived in by Miguel for many years and Max for more than four years, so there is plenty of general items available for shared use, like hoovers, washing hangers, kitchen pans and plates etc. without you needing to have to think about buying these things.
Miguel is the main tenant and rents the apartment from the landlord with you being a sub-tenant of Miguel. The arrangement has been very straightforward for me and has never been an issue. For people moving to Germany, you can register / get Anmeldung with the KVR at this place.
For costs:
- Rent including all bills is 1030€/month. If bills such as heating are higher or lower than estimated then Miguel will tell you and the difference is paid
- Deposit is 1166€ which you pay to Miguel to swap me out (and yes it is much less than the typically seen 3 month rent deposits which is great).
- As the apartment was completely unfurnished, including the kitchen space, when Miguel moved in, there is a transfer fee of 900€ to cover these general area furnishings costs which are paid to me to swap me out
- The room is furnished with a 180cm bed which fits perfectly (quite new), a nice closet and 2x shelves. There will be some (reasonable) costs to take over the furniture.
