Das helle Zimmer liegt auf der Rückseite einer modernen 4 Zimmer Wohnung in einem ruhigen Neubau-Wohngebiet. Die Ausrichtung des Zimmers ist nach Osten. Die Fläche vor dem Zimmer ist eine Biotopfläche der Stadt München, die besonders im Frühjahr und Sommer blüht und schön anzusehen ist und Ruhe garantiert. Es wird möbliert vermietet, genaue Möblierung kann mit zukünftigen Mitbewohner nach dessen Bedürfnissen abgestimmt werden. Es ist evtl. auch möglich aus dem Gemeinschaftsraum zu arbeiten, falls du im Home-Office arbeitest. Ich habe ein separates Büro und arbeite viel (3-4 Tage pro Woche) aus dem Homeoffice.
Du hast ein separates Badezimmer mit Dusche und Toilette (5m²). Hier befinden sich auch Waschmaschine und Trockner.
Die Wohnung verfügt über einen großen Gemeinschaftsraum (31m²) mit großer moderner Einbauküche, einem Klavier, Wohn- und Essbereich. Der Flur (8m²) mit Schuhschrank und Garderobe ist selbstverständlich auch zur gemeinsamen Nutzung.
Zur Wohnung gehört eine große Terrasse (11m² ) mit Weber Gasgrill und ein kleiner Garten. Es gibt einige große Pflanz-Töpfe zum Gemüseanbau oder für Blumen.
Insgesamt kannst du 15m² alleine (Bad und Zimmer) und 44 m² gemeinschaftlich nutzen (insgesamt eigener + Gemeinschaftsbereich 59 m²). Enthalten in der Nebenkostenpauschale sind Nebenkosten, Heizung, Strom, Rundfunkbeitrag, Grundsteuer und Internet. Derzeit ist auch Wow (Sky)Serie/Film/Sport und Dazn abonniert, aber das nicht dauerhaft garantiert :)
Die Wohnung ist barrierefrei nach BayBO zum Zeitpunkt des Baus, die Wohnung selbst ist barrierefrei und barrierefrei erreichbar, leider aber nicht die Terrasse, weil die BayBo das nicht vorschrieb.

The bright room is located at the back of a modern 4-room apartment in a quiet new residential area. The room faces east. The area in front of the room is a biotope area of the city of Munich, which blooms especially in spring and summer and is beautiful to look at and guarantees peace and quiet. It is rented furnished, exact furnishings can be coordinated with future roommates according to their needs. It may also be possible to work from the common room if you work from home. I have a separate office and work a lot (3-4 days a week) from home.
You have a separate bathroom with shower and toilet (5m²). There is also a washing machine and dryer here.
The apartment has a large common room (31m²) with a large modern fitted kitchen, a piano, living and dining area. The hallway (8m²) with shoe cupboard and cloakroom is of course also for shared use.
The apartment has a large terrace (11m²) with a Weber gas grill and a small garden. There are some large plant pots for growing vegetables or flowers.
In total, you can have 15m² on your own (bathroom and room) and 44m² communally (total private + communal area 59m²). Alle weiteren Läden des täglichen Bedarfs in der näheren Umgebung. A96 nach Starnberger See / Ammersee wenige hundert Meter entfernt. Mehrere Parks / Naturflächen zum Spazieren / Joggen in der nahen Umgebung. Neuer Stadtteil Freiham wenige hundert Meter entfernt. ESV Neuaubing mit zahlreichen Sportangeboten 4 Minuten zu Fuß. Eine Boulderhalle wenige hundert Meter entfernt.

S-Bahn Neuaubing is a 3-minute walk away, from there you can reach Munich main station in about 15 minutes. Lidl and Edeka can be reached in 4 or 5 minutes on foot. All other shops for daily needs in the surrounding area. A96 to Starnberger See / Ammersee a few hundred meters away. Several parks/natural areas for walking/jogging in the surrounding area. The new Freiham district is a few hundred meters away. ESV Neuaubing with numerous sports options 4 minutes on foot. A bouldering hall a few hundred meters away.
Ich suche eine Mitbewohnerin oder einen Mitbewohner, mit der/dem ich gelegentlich zusammen kochen und essen, Sport, Filme oder Serien gucken, ratschen, mal einen Spaziergang machen oder auf eine Veranstaltung oder Wanderung gehen kann. Das heißt natürlich nicht, dass man jeden Tag etwas zusammen machen muss, sich mal zurückzuziehen oder was ohne den Mitbewohner machen ist selbstverständlich auch ok, das brauche ich auch gelegentlich. Du solltest sauber sein, aber kein Pedant. Ich bin entspannt und umgänglich. Ich reise gern, jogge, wandere, gucke Serien und Filme, koche und gehe gern spazieren.
Wichtig wäre mir, dass du ein respektvolles und tolerantes Miteinander schätzt und ein rationales, wissenschaftsorientiertes Weltbild teilst. Für Menschen mit extremen politischen Ansichten oder esoterischen Überzeugungen ist diese WG vermutlich nicht die richtige, Religiösität ist selbstverständlich in Ordnung.
Ich bevorzuge ein ruhiges Miteinander ohne große Parties, aber es ist natürlich ok gelegentlich jemand einzuladen.

I'm looking for a roommate with whom I can occasionally cook and eat together, watch sports, films or series, chat, go for a walk or go to an event or hike. Of course, that doesn't mean that you have to do something together every day. It's of course okay to withdraw from time to time or do something without your roommate, I also need that occasionally. You should be clean, but not a pedant. I am relaxed and easy to get along with. I like to travel, jog, hike, watch series and films, cook and go for walks.
It would be important to me that you value respectful and tolerant interactions and share a rational, science-oriented world view. This shared apartment is probably not the right one for people with extreme political views or esoteric beliefs; religiousness is of course okay.
I prefer a quiet get-together without big parties, but of course it's ok to invite someone over occasionally.
