Aufgrund eines Umzugs in eine neue Wohnung biete ich ab 1. März mein WG-Zimmer an. Ein früherer Beginn ist auch möglich.
Die Wohnung wird mit einem 32-jährigen Mann (freundlich und ordentlich, Büroangestellter) geteilt.
Das Zimmer wird leer vermietet, nicht möbliert, mit Ausnahme eines kleinen vertikalen Schranks.
Wenn du das Zimmer sofort und NUR für März mietest, kann es möbliert sein.
Der Mieter kann es bis zum 14.06.2025 von mir untermieten. Wenn Sie eine Wohnsitzanmeldung beim KVR benötigen oder länger bleiben möchten, müssen Sie den Vertrag direkt mit dem Vermieter abschließen.
Das Zimmer kostet 800 Euro pro Monat inklusive Strom. ARD/ZDF Steuer muss mit meinem Mitbewohner geteilt werden (ca. 25-30 Euro monatlich). Es fallen absolut keine weiteren Kosten an, außer einer Kaution von 1000 Euro.
Das Haus befindet sich in einer guten, ruhigen, sicheren Nachbarschaft, die sich wie auf dem Land anfühlt. Es gibt viele kostenlose Parkplätze.
Der Eingang zur Wohnung befindet sich im 1. Stock. Die gesamte Wohnung ist riesig (über 100 Quadratmeter) und erstreckt sich über zwei Etagen eines 4-Familienhauses.
Die Wohnung besteht aus:
- Diele
- 2 abschließbaren Zimmern, jedes ca. 25qm groß und mit Balkon, (beide im Dachgeschoss)
- einer großen, voll ausgestatteten Küche
- einem großen Wohnzimmer
- einem großen Badezimmer mit Badewanne
- einem kleinen Badezimmer (WC) für Gäste
- einem Abstellraum für Geräte (wie Staubsauger, Trockner)
- einem kleinen Schlafzimmer (zur Nutzung durch den Eigentümer, dieser wohnt jedoch nicht im Gebäude)
Außerdem gibt es:
- eine Waschküche im Keller mit Waschmaschine
- einen kleinen Abstellraum im Keller
Der Vermieter kommt alle paar Monate (sehr unregelmäßig) zum Übernachten vorbei (meist am Wochenende) und schläft dann in dem kleinen Zimmer unten oder im Wohnzimmer.

Due to moving to a new apartment I'm offering my room in a shared apartment starting from 1st of March. Earlier starting date is also possible.
The flat is shared with a 32 year old guy (kind and tidy, office worker).
The room is rented as empty, not furnished, except for a small vertical closet.
You can sub-rent my room until 14.06.2025. If you need a residence registration at the KVR or if you want to stay longer, you have to sign contract directly with the landlord.
The room costs 800 euros per month including electricity. Internet and TV/Radio tax needs to be shared with my flatmate (about 25-30 euros monthly). There are absolutely no other costs, besides a 1000 euro deposit.
If you need the room immediately and only for March, I can rent it with furniture.
The house is located in a good, quiet, safe neighbourhood that feels like countryside. There are plenty of free parking spots around.
The entrance to the flat is on the 1st floor. The whole apartment is huge (more than 100 square meters) and spreads on two floors of a 4-family building.
The apartment consists of:
- entrance
- 2 lockable rooms, each is about 25sq and has a balcony, (both in the attic)
- a big, separate, fully equipped kitchen
- a big living room with couch and extra mattresses if you have guests
- a big bathroom with bathtub (in the attic)
- a small bathroom (toilet) for guests on the entrance floor
- a storage space for equipment (such as a vacuum cleaner, dryers)
- a small sleeping room (for the owner's use, but the owner does not live in the building)
Besides there is:
- a laundry room in the basement with laundry machine assigned to the flat
- a small storage room in the basement
- a garden shed for storing bicycles behind the house
The landlord comes once in few months to stay overnight (usually on the weekend) and then sleeps in the small room downstairs.
