## About the Room and WG
I'm subletting my room for the winter semester as I'm moving out of my Studierendenwerk student dorm. The room comes with its own private balcony where you can enjoy morning coffee or evening relaxation. You'll be sharing the house with 4 friendly students in a welcoming atmosphere.
Our WG is special because we live in a charming 3-floor house with a garden – perfect for summer barbecues, outdoor studying, or simply relaxing with housemates. The common spaces are well-maintained and provide plenty of room for both socializing and finding your own space when needed.
## Location and Transportation
Getting around is incredibly convenient:
- S-Bahn station only 15 minutes away by foot
- MVG Flex (free taxi service) accessible in less than 5 minutes walking distance
- Great connections to universities and city center
## Important Requirements
As per our landlord's policy, subletting candidates must:
- Be currently enrolled at a university (student ID/Immatrikulationsbescheinigung required)
- Be between 18-26 years old
