in unserer 3er-WG steht ein möbliertes Zimmer frei, hast du Lust einzuziehen?
Die Wohnung in einem Mehrfamilienhaus wurde 2019 vollständig renoviert. Sie enthält eine neue Einbauküche mit Küchenutensilien. Ein Gefrierfach ist für jeden Bewohner vorhanden.
Das Bad ist ebenfalls komplett renoviert und enthält eine große Regen-Dusche, Waschmaschine und Handtuchheizkörper.
Das Zimmer, ca. 12 qm, liegt zu einer ruhigen Seitenstraße hin und besitzt ein großes Fenster, was den Raum hell erscheinen lässt. Das Zimmer ist möbliert und beinhaltet ein Bett mit Matraze, einen Kleiderschrank und einen Tisch mit Stuhl.
Zur Wohnung gehört sowohl ein gemeinsam nutzbarer Kellerraum sowie ein Garten.

there is an furnished room available in our 3-bed flat share, would you like to move in?
The flat in an apartment building was completely renovated in 2019. It contains a new fitted kitchen with kitchen utensils. A freezer compartment is available for each resident.
The bathroom has also been completely renovated and contains a large rain shower, washing machine and towel radiator.
The room, approx. 12 square metres, faces a quiet side street and has a large window, which makes the room appear bright. The room is furnished and contains a bed with mattress, a wardrobe and a table with chair.
The flat has a shared cellar room and a garden.
Das Haus liegt in ruhiger Lage in Bad Cannstatt mit zweiminütigem Fußweg zur U-Bahn-Haltestelle Antwerpener Straße. Von dort kommt man in fünf Minuten nach Bad Cannstatt Mitte und 15 Minuten nach Stuttgart Mitte. Außerdem liegt die S-Bahn-Haltestelle Nürnberger Straße fußläufig zehn Minuten entfernt.
Und für Praktikanten bei Daimler: Ihr seid sehr entspannt in 15 Minuten am Standort in Untertückheim.

The house is in a quiet location in Bad Cannstatt, a two-minute walk from the Antwerpener Straße underground station. From there, it is five minutes to Bad Cannstatt centre and 15 minutes to Stuttgart centre. The Nürnberger Straße S-Bahn stop is also only a ten-minute walk away.
And for interns at Daimler: you can be at the Untertückheim site in a very relaxed 15 minutes.
Deine beiden potenziellen Mitbewohner sind Camela und Christian.
Camela (26) wohnt seit diesem Jahr in der WG. Sie hat frühkindliche Erziehung studiert und arbeitet in einer Kita als Englisch-Lehrerin. Da sie aktuell noch Deutsch lernt, ist es wichtig, dass du zumindest ein bisschen Englisch sprichst.
Christian (34) lebt seit vier Jahren in der WG und hat Mathematik studiert. Er arbeitet als Data Scientist bei einer Beratungsfirma für die Automobilindustrie. In seiner Freizeit macht er gerne Sport (insbesondere Fitnesssport wie Zirkeltraining oder Box-Fitness).
Da wir beide berufstätig sind, bevorzugen wir ein ruhiges Zusammenleben. Das WG Leben soll jedoch keine reine Zweck WG sein. Deshalb freuen wir uns, wenn man abends mal zusammensitzt oder etwas zusammen kocht. Eine saubere Küche und Bad sind uns wichtig. Hierfür haben wir einen Putzplan.

Your two potential flatmates are Camela and Christian.
Camela (26) has been living in the flat share since this year. She studied early childhood education and works in a daycare centre as an English teacher. As she is currently still learning German, it is important for you to be able to speak at least a little English.
Christian (34) has lived in the shared flat for four years and studied maths. He works as a data scientist at a consultancy firm for the automotive industry. In his free time, he enjoys doing sports (especially fitness sports such as circuit training or boxing fitness).
As we both work, we prefer a quiet life together. However, we don't want our shared flat to be a purely functional flat share. That's why we are happy to sit together in the evening or cook something together. A clean kitchen and bathroom are important to us. We have a cleaning schedule for this.
Die Kaution beträgt zwei Monatskaltmieten. Und der Vermieter möchte, dass eine Privat-Haftpflichtversicherung vorliegt (die ohnehin jeder haben sollte). Alles andere kann man ja zusammen besprechen :)
Die Nebenkosten sind inklusive Strom, Gas, Rundfunkgebühren, Internet (DSL-WLAN mit max. 50 Mbit/s Download), Müll, Wasser und Hausstrom.
Wir würden dich gerne persönlich kennen lernen, je nach Bedarf in Person oder per online-Video-Konferenz.

Es gibt noch eine kleine Ablösungsvereinbarung für die gemeinsam genutzten Möbel, die LAN-Switch und ein LAN-Kabel. Diese beträgt 75€.

The deposit is two months' rent. And the landlord wants you to have personal liability insurance (which everyone should have anyway). Everything else can be discussed together :)
The additional costs include electricity, gas, broadcasting licence fee, internet (DSL-WLAN with max. 50 Mbit/s download), rubbish, water and electricity for the mutual used rooms in the house (e.g. cellar and stairwell).

There is also a small transfer agreement for the shared furniture, the LAN switch and a LAN cable. This amounts to 75€.
