Shared room in a 2-person shared apartment with a good location

Apartment:

The apartment consists of 2 bedrooms and 1 living room. The bathroom and kitchen will be shared with the other person living in the apartment. My room is 24 square meters. The room is always bright during the day and the orientation towards an inner courtyard makes it quiet. I will willing to sell the furniture for a small amount and can be taken over.

Location:

The shared apartment is located directly near the Scheibenstraße stop with a 4-minute walk from the bus stop or the train station Rothe Erde can be reached by bus in 5 minutes. There are a lot of turkish shops and grocery stores nearby. Penny, Aldi, Netto, and Rewe can also be reached in 5-10 minutes.

Living in a shared apartment:

Since the new person moving in will be living with my flatmate, who is from Pakistan and working as a software developer in Aachen. He likes to hang out in the living room, cook delicious food, and goes to the gym.

Miscellaneous:

The stated rent includes the costs of the basic rent and a flat rate for heating, water, garbage, and the caretaker service. The Electricity, Gas and internet is shared by both flatmates.
