Die Wohnung befindet sich in einer ruhige Straße in Neukölln, fast schon in Rixdorf.
Die nächste Busstation befindet sich in 3 Gehminuten und die nächste U-Bahnstation in 7 Gehminuten entfernt.
In wenigen Minuten zu Fuß erreicht man außerdem den Landwehrkanal oder mit dem Rad das Tempelhofer Feld.
Neukölln besticht durch seine angesagten Cafés, Bars, Restaurants und Shoppingmöglichkeiten. Alles was man braucht findet man in unmittelbarer Nähe (Supermärkte, Bäcker, Spätis, Geschäfte,...)

The apartment is on a quiet street in Neukölln, almost in Rixdorf.
The nearest bus station is a 3-minute walk away and the nearest subway station is a 7-minute walk away.
You can also reach the Landwehrkanal in just a few minutes on foot or Tempelhofer Feld by bike.
Neukölln impresses with its trendy cafes, bars, restaurants and shopping opportunities. Everything you need can be found in the immediate vicinity (supermarkets, bakeries, "Spätis", shops,...)

Die Warmmiete sind 1400€ und beinhaltet ALLE Nebenkosten (Betriebskosten, Heizkosten, Internet, Strom, Rundfunkbeitrag, Hausratsversicherung und Nutzung des Inventars). Dauer des Mietvertrags ist flexibel, denkbar wäre z.B. zunächst für ein Jahr mit der Option auf Verlängerung.

Da ich die Wohnung später selber wieder nutzen möchte, ist mir ein sorgsamer, verantwortungsvoller Umgang mit der Wohnung sehr wichtig. Rauchen in der Wohnung ist nicht erlaubt. Der/die Mieter*in sollte außerdem gut in die ruhige, respektvolle Hausgemeinschaft passen.

Bei Interesse schickt mir bitte eine aussagekräftige Bewerbung mit einer kurzen Selbstvorstellung, Angaben zum Grund eurer Wohnungssuche, Beruf und Nettoeinkommen. Anfragen ohne diese Infos werden nicht beantwortet.
Bei gegenseitigem Interesse müssen nach der Besichtigung alle gängigen Bewerbungsunterlagen vorgelegt werden (Einkommensnachweise, Schufa (request now) , Mietschuldenfreiheitbestätigung, Ausweisdokumente).

The warm rent including ALL additional costs is 1400€ (operating costs, heating costs, internet, electricity, broadcasting fee, household insurance and use of inventory). The duration of the rental agreement is flexible, for example, initially for one year with the option of extension.

As I would like to use the apartment myself again later, careful, responsible use of the apartment is very important to me. Smoking in the apartment is not permitted. The tenant should also fit well into the quiet, respectful community of the house.
