Cozy 1.floor/Gemütlich,möbliert nahe Winterfeldplatz zur Untermiete

Hello :) !
I would like to sublet my cozy 2 bedroom apartment in Berlin Schöneberg.
Ideally a long term sublet for at least 1 year. 2-3 years possible. Best would be just 1 person because I have to consider the requirements of the company that owns the building and they only allow my sublet to specific conditions.
I will give you a "Vermieterbescheinigung" so you can get your "Anmeldung".

The living room has a large loft area which can be used as a bedroom or whatever you like.
The second smaller bedroom is set up as a office.
The apartment has an eclectic style and is very homey and comfortable. But it is un-renovated.
The walls have marks and small pin holes etc

More details:
It is in a beautiful building with nice neighbors.
The apartment has a very cozy vibe and the green courtyard invites to have a coffee outside in the afternoon sun.
It is fully furnished and the kitchen, while quite simple, is fully equipped.
The kitchen has a new gas stove. New fridge, new Washer in December 2024.

It is a first floor apartment, not always very bright but with large windows and high ceilings.
One living room with a loft bedroom, second bedroom is the office with dressing area/open shelving.
A kitchen with a cozy eating area and an all tiled bathroom with a bathtub and window.

The loft bedroom has a bed with two mattresses equal to a king size.
It has a safety rail all around.
I'm 5´6" and can stand all the way upright on the loft. Its a very airy, fun space and a bit warmer up there in the winter month.
