50m² - Fixed Rental for 8 Months

Hello everyone,

I am seeking a reliable individual to enjoy my apartment for a fixed period of 8 months. I love living here, but I must leave for professional reasons.

Rent: €1225 all incl.
(all utilities, water, heating, eco-electricity, and Wi-Fi), calculated based on my current usage. If your consumption exceeds mine by more than 25%, I may need to adjust the rent accordingly.

- Rental Start:*Around January 4th, 2025
- Rental End: Fixed on August 31st, 2025
- Note: This is a fixed rental period. Termination is only allowed with signature of both parties.
- Signing means you commit to paying for the full 8 months, enjoying the apartment solely for yourself.

Registration slip (Anmeldung) is handed out to you.

The apartment is on the 3rd floor, with elevator access. It features an entrance with a built-in wardrobe, a bedroom, a separate living room with an open kitchen, a pantry, and a balcony. The kitchen is equipped, including a dishwasher and washing machine.

You will enjoy underfloor heating throughout the apartment, which benefits from good sound insulation due to its new construction, ensuring a quiet environment. The apartment faces east/southeast, allowing for abundant natural light throughout the day via floor-to-ceiling windows.

I will provide larger furniture during your stay, including a double bed, two wardrobes, and a solid wood living room table (with FSC certified Berlin oak). There’s also a 140cm Philips OLED TV with Ambilight and Apple TV, which can be moved around for convenient viewing. Additionally, built-in solid wood bookshelves and storage in the hallway will be available. A large curtain in the living room offers privacy when guests visit. There are two sofas (one vintage red sofabed and one leather two-seater), and we can discuss which ones will stay. A large rug and various artworks/decorations can be removed.

Cellar compartments are available for €15/month, and there’s a caretaker's office at the building's corner. If I find a more affordable and suitable place while I’m away, there may be a chance for you to transition to an unlimited rental, though this is uncertain.

The photos and this description provide a good overview. To schedule a viewing, please send me a few sentences about yourself and how you plan to ensure timely rent payments. I will require written proof of income and ID before finalizing any contract.

The landlord has approved the sublet but retains the right to veto applicants. As long as your income is stable, your chances of acceptance are high. Please note that further subletting is not permitted.

I’m looking for a straightforward arrangement, and I appreciate the same in return.

Perfect shopping with mall, Kaufland, Edeka, Decathlon etc. Restaurants, sports clubs…River Spree 5 min walk and large green areas in close reach. Public transit is above average as S Schöneweide is located between BER airport and the city Centre, DB stops here.
