Charming "Altbau" Duplex-Apartment in Prenzlauer Berg with Balcony (all-inclusive)

The apartment is located in a side-street of Schönhauser Allee next to the Tram Station Schönhauser Allee/Bornholmerstr. The street is named after the province Schonen in Sweden, as an extension to the Scandinavian quarter (Skandinavisches Viertel) in Prenzlauer Berg. The neighborhood is calm, with lots of young people and families. Prenzlauer Berg is considered one of the nicest quarters of Berlin with a large English-speaking population.

Next to the apartment (2 minutes walk) is the Tram station Schönhauser Allee/Bornholmer Straße. You can reach the S/U-Bahn stations Schönhauser Allee within a 5-7 minutes walk. There you will also find a shopping mall (Schönhauser Allee Arcaden) with a gym (Fitness First) and a rooftop bar (Deck5), supermarkets and lots of cafes and restaurants. Also the famous Mauerpark and the the main "hub" of Prenzlauer Berg (Eberswalder Straße) is only one U-Bahn station away. LIDL is also relatively close by and there is also a Spätkauf store on the street.

The apartment is being rented out since I have to work next year in another German city. Please note, that I would like to have a responsible non-smoking couple in the apartment who will appreciate and handle the wooden floorboards and parquet well.

- You will have to show me a proof of liability insurance (Haftpflichtversicherung)
- Proof of regular and sufficient income to cover the rent
- WG/subletting is of course not allowed

The contract will be signed for 12 months at first with a possibility of prolonging it, depending on my future work situation. Electricity, heating and internet are already included in the rent.
