This costs 550 Euros, and Tenant gets all basic stuff, such as Mattress, Kitchen equipments (stove, etc,), for No Extra Cost. There is ONLY the Security Deposit (550 Euros). No more expense, or cost for Equipments or Furnishings. Kitchen and Toilet+Bathroom are shared with Landlord (39 year old Couple) and one another person on Ground Floor.
Garden is accessible to the Tenant on First Floor. It is possible that a New Toilet+Bathroom is made on First Floor soon - However, the plan to make a new Toilet+Bathroom is in short-term future, and, until that happens, the Toilet+Bathroom on Ground Floor shall be shared by the Tenant on 1st Floor, with the Landlord (39 year old Couple) and one another person.

the following preliminary rental agreement is concluded:
§ 1 Subject of the Contract

§ 2 Conclusion of the Contract
The parties commit to enter negotiations for the main rental agreement immediately after signing this preliminary rental agreement and to conclude it as soon as possible.
§ 3 Start of Rent and Duration of Rent
The rental agreement is expected to begin on 18th of Oktober 2024. The maximum duration of the rent will be specified in the main rental agreementBut at a minimum, the Tenant shall give 3 months notice before moving out, so, that Landlord has the same 3 months to look for another tenant.
§ 4 Amount of Rent and Utilities
The monthly rent is expected to be 450 Euros. The ancillary costs will be 100 Euro, and along with the monthly rent shall be payable in advance at the start of every month.
§ 5 Financial Security
The Tenant commits to provide the Landlord, on the Bank account DE63 ----/------- 9831 01 with financial security in the amount of 550 Euros. If Tenant refuses to rent the said apartment despite Landlord making it available on the said date, Tenant will find a suitable replacement for the apartment (with rental period starting latest by 31st October), but, if Tenant cannot find such a suitable replacement, the sum of 500 Euros, Landlord may decide to not refund the entire 550 Euros or some part of it. The payment of the 550 Euros is to be made within 7 days after signing this preliminary rental agreement and will be credited towards the security deposit upon conclusion of the main rental agreement. For the sake of clarity, the same 550 Euros shall become the Security Deposit for the purposes of main contract.
§ 6 Withdrawal and Refund of Financial Security by Landlord
If by 1st November 2024 the Tenant couldn’t move into the Apartment because Landlord is not able to provide the said apartment, the financial security of 550 Euros is to be refunded within 2 days. The refund must be made to the bank account ______________(Your Bank Account Details).
§ 7 Final Provisions
Changes and additions to this preliminary rental agreement must be in writing. Should any provision of this preliminary rental agreement be or become ineffective, the validity of the remaining provisions of the preliminary rental agreement remains unaffected.
