LEIPZIG Bachstraßenviertel NACHMIETER:INNEN GESUCHT für meine liebste Wohnung (mit Abschlag, EBK, Spülmaschine, Waschmaschine, Hochbett, Balkonmöbeln, Badunterschrank, Lampen, Esstisch/Stühle, Garderobe)

Wohnen wirst du/ihr in einer hilfsbreiten Nachbarschaft. Durch den Hof und den Zaun ist auch noch nie ein Fahrrad weggekommen, davon abgesehen gibt es eine Fahrrad Hütte. Auch alle Päckchen und Post wird wenn man nicht zuhause ist zuverlässig aufgenommen. Die meisten sind junge Familien, junge Berufstätige und Rentner, eher weniger Studierende. Es hat sich aber noch nie jemand über laute Musik und Party geklagt, wenn wir mal ne grössere Feier hatten, selbst wenn wir bis morgens um 10 laute Techno Musik an hatten. (Weil aber auch zum Glück das Haus nicht hellhörig ist!)

Der Clara-Zetkin-Park ist nur 1 Gehminute weit entfernt und lädt zum Joggen, Spazieren, Grillen oder einfach nur Energietanken ein.
Ein Konsum Supermarkt befindet sich 3 Blöcke entfernt und die öffentlichen Verkehrsmittel sind auch in 5 Minuten erreichbar (Haltestelle - Marschnerstraße oder Klingerweg). Zudem deckt Ted's Späti in unter einer Minute Fußweg auch zu späterer Stunde alles ab, was das Herz begehrt und das Café Glücksbringer bietet direkt daneben einen charmanten, gemütlichen Rückzugsort zum Arbeiten mit Kaffee und Kuchen.
Das Zentrum ist mit dem Fahrrad nur 5 Minuten entfernt. Die Wohnung ist sehr ruhig gelegen! Nachts kann man mit offenem Fenster schlafen.

The Clara-Zetkin-Park is only a 1-minute walk away and is ideal for jogging, walking, barbecuing or simply recharging your batteries.
A Konsum supermarket is 3 blocks away and public transportation can also be reached in 5 minutes (stop - Marschnerstraße or Klingerweg).In addition, Ted's Späti covers everything your heart desires in less than a minute's walk, even late at night, and the Café Glücksbringer right next door offers a charming, cozy retreat to work with coffee and cake.
The center is only 5 minutes away by bike.The apartment is very quiet!You can sleep with the window open at night.

Die Kaution ist vom Vermieter vorgegeben und wird an Ihn überwiesen. In den Nebenkosten sind Heizung und Wasser enthalten. Strom und WLAN/GEZ müsst ihr selbst handlen, das sind in etwa 60€, was ich als Sonstiges ausgewiesen habe.

Es gibt eine Staffelmiete von ca. 20€ pro Jahr. (Nach neuem Mietvertrag und Mietpreisbremse in Leipzig könnt ihr aber versuchen die Kaltmiete um 100€ zu reduzieren, und das mit dem Vermieter absprechen, er ist sehr umgänglich. Ich war Anfang Februar bei der Verbraucherzentrale und die hatte mir bestätigt, dass die Kaltemiete ca. 470€ betragen sollte, da ich aber dann in Berlin doch so total spontan eine Wohnung gefunden hatte, bin ich dem nicht mehr nachgegangen.)

Die Abschlagssumme/Ablösevereinbarung (1600€) ist verhandelbar je nachdem was alles übernommen werden soll/gewünscht ist oder was ich noch versuchen muss vorher zu verkaufen. Stand jetzt beinhaltet sie:

-Selbstangefertigtes passendes Hochbett
-angepasste Einbauchküche mit Kühlschrank + Spülmaschine etc.
-Tresen-Esstisch mit Stühlen
-Couch
-Waschmaschine (neu mit Garantie)
-Balkonmöbel
-Garderobe am Eingang
-Badunterschrank
-Alle Lampen

-Washing machine (new with warranty)
-Balcony furniture
-Wardrobe at the entrance
-Bathroom cabinet
-all lamps
