Beautiful 2-room apartment for rent

The apartment was modernized in 2024/25 (new windows, balcony, thermal insulation) and is located in a very good location. The cost of 1450€ includes ancillary costs, gas, electricity, internet (glass fiber MNET). Since some couples also asked: The price is for 1 person, with a pair I calculate +100€ for gas and electricity, i.e. 1550€ overall, as of course more is consumed.

The apartment is rented furnished: bedroom with bed and wardrobe, living kitchen with sofa, dining table and chairs, EBK with dishwasher, bathroom with washing machine. Since the balcony was rebuilt, I had no possibility to "assemble" it, but I already got 2 chairs and a table for the balcony. The apartment is made of a non-smoking household.

U2 is within walking distance in 5 minutes (Untersbergstraße or Silberhornstraße). Other transport connections: SBahn Giesing, Tram St. Martin-Platz and Tram Tegernseer Landstraße + various bus connections.

Supermarkets, pharmacies, bakers and hospitals are also nearby. The Isar can be reached by bike in 8 minutes.

What's important to me: someone who walks neatly with the apartment, just as one would wish it from someone else with his personal belongings and a punctual payment - so actually the bare minimum 😊

Schöne 2-Zimmer Wohnung zur Untermiete

Die Wohnung wurde 2024/25 modernisiert (neue Fenster, Balkonanbau, Wärmedämmung) und befindet sich in einer sehr guten Lage. Die Kosten von 1450€ beinhalten Nebenkosten, Gas, Strom, Internet (Glasfaser MNET). Da einige Paare auch angefragt haben: Der Preis ist für 1 Person, bei einem Paar berechne ich +100€ für Gas und Strom dazu, also 1550€ insgesamt, da natürlich mehr verbraucht wird. :-)

Die Wohnung wird möbliert untervermietet: Schlafzimmer mit Bett und Kleiderschrank, Wohn-Küche mit Sofa, Esszimmertisch und Stühlen, EBK mit Spülmaschine, Bad mit Waschmaschine. Da der Balkon neu angebaut wurde, hatte ich noch keine Möglichkeit ihn "einzurichten", ich habe aber schon 2 Stühle und einen Tisch für den Balkon besorgt. Die Wohnung ist aus einem Nichtraucher-Haushalt.

Die Ubahnlinie U2 ist fußläufig in 5 Minuten erreichbar (Untersbergstraße oder Silberhornstraße). Weitere Verkehrsanbindungen: SBahn Giesing, Tram St. Martin-Platz und Tram Tegernseer Landstraße + diverse Busverbindungen.

Supermärkte, Apotheken, Bäcker und Ärztehäuser sind ebenfalls in der Nähe. Die Isar ist mit dem Rad in 8 Minuten zu erreichen.

Was mir wichtig ist: Jemand der ordentlich mit der Wohnung umgeht, so wie man es sich einfach von jemand anderem mit seinen persönlichen Gegenständen wünschen würde und eine pünktliche Zahlung - also eigentlich the bare minimum 😊
