One-bedroom flat for rent, One year

Hello,
I'm renting my one-bedroom flat for one year (January-December 2025) with possibility of another six months extension (until 30.06.2026).

The flat is super bright and cozy, with a huge window opening to a small balcony over the green area of Burgerpark Pankow. Completely furnished, it comes with all electronic appliances, including dishwasher and washing machine.
It's inside a newly built building in a residential area. Please consider it's a place for families and professionals, not suitable for parties. The owners' family live on the same floor and they are super discreet, and helpful when needed.

Bürgerpark Pankow is a few minutes around the corner - you can enjoy a nice view from the balcony - and the area is provided with supermarkets, Pankow shopping centre, and public transports. S+U Pankow is 10 minutes away by tram/bus. Prenzlauerberg is 20-25 minutes distance.

I'm looking for a woman or girl to take it over while I'm away for work. Preferably professionals, but students with financial references are also welcome. No smokers and no pets, unfortunately.
The place is not suitable for couples.
It's only possible for the period advertised, no shorter term.

Monthly rent is EUR 916.00 (as per in my own rental contract, I'm not making any profit on this sublease. I will remain the Hauptmieter in the contract, but you will be able to have the Anmeldung for one year).

Bills are EUR 46.10 (Electricity), 47.00 (Internet), and TV-Radio Tax (approx. EUR 18,00 monthly).
Total amount Rent + bills, EUR 1027 per month.

There is a deposit to pay for the whole year amounting to EUR 2,220. (Same as in my own contract with the landlord).

If you're interested, I will hold an individual meeting at the flat on the 1-2 week of December.
