Ich suche zum 01.11. einen Nachmieter für meine 1-Zimmer Wohnung direkt an der U-Bahn Station Schlump (keine 10 Minuten zur Schanze), da ich aus Hamburg wegziehe. Die Wohnung wurde direkt vor meinem Einzug modernisiert (Küche, Bad, Bäden...) und befindet sich in daher in sehr gutem Zustand. Die Wohnung besteht aus einem relativ großen Zimmer, einer kleinen abgetrennten Küche, Badezimmer mit Dusche und einem kleinen Flur und eignet sich super für eine Person (für zwei Personen zu klein). Die Wohnung liegt nicht direkt zur Straße sondern zum Hinterhof und ist daher schön ruhig. Zudem hat die Wohnung einen relativ großzügigen Balkon. Die Wohnung hat hohe Decken und der Boden ist grau in Holzoptik, die Wände alle weiß.
Idealerweise würde der Nachmieter alle Möbel, die in der Wohnung vorhanden sind übernehmen - ist aber keine Pflicht. Auf Wunsch können auch nur bestimmte Teile übernommen werden. Darüber können wir dann sprechen. Ich dachte so an ca. 400 Euro für alles.
Strom und Internet müssen selbst organisiert werden und kommen dementsprechend bei der Miete noch dazu (aus meiner Erfahrung ca. 60 €).
I am looking for a new tenant for my 1-room flat directly next to U-Bahn Schlump (less than 10 Minutes walk to Sternschanze) as I will be moving away from Hamburg. The apartment was modernized before I moved and in is therefore in a very good state. The flat has a big room, a small separate kitchen, bathroom and small entrance area. It is located on the back of the house and is therefore pretty quite. It also has a balcony. The apartment has high ceilings, white walls and the floor is grey (wood optic).
Ideally the tenant would also take all my furniture - but that is not a must. If you want you can also take specific pieces of furniture but we can discuss that later. I was thinking around 400 Euros for everything.
Electricity and internet have to be organized by yourself and cost around 60 € per months from my experience.
Die Wohnung ist perfekt angebunden und liegt direkt gegenüber der U-Bahn Station Schlump (U-Bahn Linien 2 und 3 sowie einige Busse). Die S-Bahn Sternschanze erreicht man in ca. 7 Minuten zu Fuß. Damit ist man eigentlich überall in Hamburg super schnell (Bahnhof, Jungfernstieg, St.Pauli, Landungsbrücken alles <10 Minuten Fahrt, Flughafen ca. 30 Minuten mit der Bahn). Diverse Supermärkte sind fußläufig in weniger als 10 Minuten zu erreichen (Rewe, denn's biomarkt, Penny, Lidl) und direkt vor der Haustür findet zweimal die Woche ein kleiner Wochenmarkt statt. Zudem gibt es unzählige Bäckereien, Restaurants und Bars auf der Sternschanze in knapp 10 Minuten Fußweg.
The apartment is located directly next to U-Bahn Station Schlump (Line 2 and 3, several busses). S-Bahn Sternschanze is about 7 minutes walking distance so you can more or less every place in Hamburg quickly (main station, Jungfernstieg, St. Pauli, Landungsbrücken all less than 10 minutes by subway, airport around 30 minutes by subway). Several supermarkets are within 10 minutes walking distance (Rewe, denn's biomarkt, Penny, Lidl) and there is a small market twice a week directly in front of the door. Countless bakeries, restaurants and bars are located at Sternschanze which is around 10 minutes on foot.

Die Wohnung soll eher langfristig vergeben werden (keine 3-/6-Monate). Am Besten direkt ein ungefähres Einkommen in der Kontaktanfrage angeben. Bei Interesse an der Wohnung (nach Besichtigung) muss eine Selbstauskunft, Gehaltsnachweise (letzte 3 Monate), Schufa (solicitar ahora) -Auskunft und Personalausweiskopie vorgelegt werden. Die Wohnung kann auch an Studenten vergeben werden, wobei dann in der Regel die Eltern mit in den Mietvertrag eintreten müssten (dann dementsprechend Gehaltsnachweise der Eltern etc.)

You should be willing to rent the apartment for a longer period of time (not just 3 or 6 months). Ideally you can write me an indication of your income in the contact request. If you are interested in the apartment after visiting the landlord will require a "Selbstauskunft", proof of income (last three months), "Schufa (solicitar ahora) -Auskunft" and a copy of your ID. The apartment can be rented to students as well but it will usually require the parents to sign the contract as well (so you will need proof of income from your parents and so on).
