Fully furnished one-room apartment in Neu-Ulm
Neu-Ulm / Offenhausen. One-room apartment for rent in walking distance to the river Danube. Beautiful, bright, newly renovated, fully furnished and south-facing. The cozy and functional apartment is located on the mezzanine floor of a well-kept residential apartment building, built in 1973. It is fully furnished, in the style of a beautiful holiday apartment.
The total area is approx. 35 square meters. The apartment consists of a large (approx. 28 sqm) living room/bedroom with laminate flooring, a small galley kitchen, a bathroom and a hallway (both with floor tiles). New double-glazed windows with electric shutters were fitted in 2017. Equipped with central heating and an electric night storage tank for hot water.
The large room features a spacious, four-door wardrobe (with a deposit safety box) in the entrance area, which stores a vacuum cleaner and cleaning equipment. The “sleeping area” is separated by a shelf. It features a king size bed (160 cm) with an adjustable slatted frame and a comfortable mattress. Bedding and sheets are provided. Towards the balcony there is a couch with a coffee table. Opposite is a new flat screen-TV. A stereo with CD player and Blue-tooth connection is provided on the shelf and there is also a small table with two chairs for mealtimes. The walls of the apartment are with white/apricot colored wallpapers.
At the one end of the room is a kitchenette, fully equipped with a sink, a two-ring stove, extractor fan, refrigerator with *** freezer compartment; 4 wall-hung cabinets and 3 base cabinets with fully extendable drawers, microwave, grill / toaster, towel holder. There are also plenty of dinnerware sets, pots, cutlery and glasses.
At the other end of the room there is a south-facing balcony, with a table, 2 chairs and - if required – a parasol. Your laundry can also dry here on a clothes horse.
There is a large desk with a shelf and an office chair complete with DSL / Wi-Fi (DSL 50, included in the “Operating cost”) for your own computer.
The bathroom features a bathtub, toilet and sink all tiled in blue. The bathtub is equipped with a large, comfortable shower curtain and is therefore suitable for showers too. A wooden cabinet with a wide mirror for storing the toiletries is mounted above the sink. There is also a top loader washing machine in the bathroom; detergent etc. can be placed in the cupboard under the sink or in the cupboard above the toilet.
In the entrance hall is a handy wall-mounted wardrobe with a mirror, a shoe cabinet, a shelf, fire extinguisher and a toolbox.
There is a storage room in the basement belonging to the apartment. This is where the bike is kept which could take you to the river Danube within two minutes.
The residential complex itself is spaciously planned and surrounded by greenery. It was built in the seventies. Offenhausen has a population of over 6000 and is a district of the city of Neu-Ulm in Bavaria. It is situated directly at the Danube [www. de.wikipedia.org/wiki/Offenhausen_(Neu-Ulm)].
A pedestrian and bicycle bridge which leads to the park ‘Ulm Friedrichsau’ is very close to the apartment. The apartment is situated very conveniently close to all mod cons. Shops are nearby, the closest bus stop is approx. 400 m away, the Neu-Ulm train and bus station is 8 minutes and Ulm City Hall is just 11 minutes away.
The total monthly rent is staggered according to duration of rental contract and consists of:
❖ rental fee (cold rent)
❖ operating costs (additional costs, i.e. heating,...)
The rent (cold rent) is:
6 months 600.-€ per month
12 months (and longer) lease: 550.-€ per month
The operating costs are 200.-€ and are billed at the end of the rental period (or once a year). Electricity is to be paid directly to the electricity provider according to usage.
A deposit of 1650.-€ is due at handover of the keys.
