The 64m² + 6m² (balcony) apartment is located on the 2nd floor (with elevator) in a gentrified district in Gries and consists of:
- entrance hall
- kitchen/dining room
- bathroom/toilet
- my room
- your future room (cardinal direction: west)
- a balcony (can be accessed from both rooms separately)
The property is underfloor heated, each room has its own thermostat and can therefore be set to the desired temperature. There is also unlimited hot water and electric blinds.
The apartment is equipped with everything you need:

- Fiber optic connection
- Robot vacuum cleaner

There is an underground parking garage under the building, which can be reached directly by elevator. In addition, there is the blue zone directly in front of the building and 200 meters further on is the green zone for parking.

Obwohl die Wohnung zentral liegt, ist es in der Wohnung sehr ruhig, da diese extrem gut gedämmt ist und an eine ruhige Einbahnstraße wie ein Altersheim grenzt.
Im EG befindet sich ein Crossfit Studio und ein Thailänder (Supermarkt/Restaurant).
In unter einer Minute erreicht man die Bushaltestelle (Albert-Schweitzer-Gasse). Zum Einkaufen ist ein Lidl innerhalb von 2 Minuten fußläufig erreichbar. In ca. 5 Minuten kommt man auch zum Citypark (Einkaufszentrum).

The apartment is very quiet despite its central location, as it is extremely well soundproofed and adjacent to a quiet one-way street and a retirement home.
On the ground floor there is a Crossfit studio and a Thai restaurant (supermarket/restaurant).
The bus stop (Albert-Schweitzer-Gasse) can be reached in under a minute. For groceries there is a Lidl within 2 minutes walking distance. The Citypark (shopping center) is also about 5 minutes away.
Ich, also dein zukünftiger Mitbewohner Lukas, studiere Jus und bin auch am Institut der Fakultät tätig, dementsprechend verbring ich relativ viel Zeit mit Lernen und Uni.
Daneben verwalte ich noch einen kleinen Fond und mach relativ viel Sport (vorwiegend Gym, bin aber auch für alles andere [außer Golfen] zu begeistern).
Wichtig wäre mir, dass auf eine gewisse Sauberkeit geachtet wird und das WG-Leben eher ruhig abläuft. Dies bedeutet aber nicht, dass nicht auch mal eine Party oder ähnliches stattfinden kann, halt bitte nur nicht jedes Wochenende. Bei Besuch ist mir so ziemlich alles recht. Solltest du eine/n Lebensgefährten/in haben, kann er/sie auch gern den Zweitschlüssel haben, solange er/sie nicht de facto mit dir miteinzieht.
Wenn dir das zusagt, dann melde dich gern bei mir :) Ob man wirklich zusammen vibed kann man eh erst sagen, wenn man sich mal getroffen hat.

I, your future roommate Lukas, study law and also work at the faculty's institute, so I spend a lot of time studying and at university.
I also manage a small fund and do a fair amount of sport (mainly gym, but I'm also enthusiastic about everything else [except golf]).
It would be important to me that a certain level of cleanliness is maintained and that life in the shared flat is rather calm. However, this doesn't mean that there can't be a party or something similar, but please not every weekend. Pretty much anything is fine with me regarding visitors. If you have a partner, he/she can also have the spare key as long as he/she doesn't (de-facto) move in with you.
