There are two rooms – they are 17 sqm and 15 sqm, the latter being a connecting room to the other. A separate terrace (5 sqm) is included and can only be used by you. The rooms are bright and lie quietly facing the courtyard. You have all connections (satellite TV, internet) and blinds/curtains already installed (inside). It would then be an approximately 37 square meter area just for you, like an apartment within the apartment. Of course, all other common rooms can also be used.
Both rooms cost €900 net (€500 + €400).
They are unfurnished.
The additional costs are currently €220 (including electricity, TV, fast internet)

Eine separate Terrasse (5 qm) gehört dazu und kann auch nur von Dir/ Euch benutzt werden. Die Zimmer sind hell und liegen ruhig zum Hof. Sie haben alle Anschlüsse (Sat-TV, Internet) und schon installierte Jalousien/ Vorhänge (innen). Es wäre dann also ein ca. 37 qm großer Bereich nur für Euch, wie eine Wohnung in der Wohnung. Selbstverständlich können alle anderen Gemeinschaftsräume mit genutzt werden.
Beide Zimmer kosten zusammen nettokalt 900€ (500 + 400€).

Der Nebenkostenanteil beträgt zur Zeit 220€ (inclusive Strom, TV, schnelles Internet)
Die Dachgeschosswohnung ist insgesamt ca. 170 qm groß, hat ein Bad mit Dusche und Wanne, ein Extra- Gäste WC, einen sehr großen Küchen- Wohnbereich (50 qm), zwei Balkone, eine Kammer und eine Garderobe.
Die Wohnung hat insgesamt sechs Zimmer.
Es gibt zwei Eingänge von zwei verschiedenen Treppenhäusern, dabei ist in einem Treppenhaus ein Fahrstuhl vorhanden.
Die gesamte Wohnung ist mit hochwertigen Dielen ausgestattet, die Sanitär-Räume gefliest.
Küche, Bad sind voll ausgestattet (frei schwebender Herd, großer Kühlschrank, Waschmaschine, Spülmaschine, etc.)
Die Wohnung ist quasi ein Neubau im Altbau, da das Dachgeschoss vor ca. zehn Jahren modern und mit gutem Standard ausgebaut wurde.
Die Wohnung befindet sich mitten im Szene- Stadtteil Friedrichshain (Nähe Boxhagener Platz und Simon-Dach-Str.), jede Menge Clubs, Cafes, Kneipen, Einkaufsläden etc. liegen sozusagen vor der Haustür. Man hat von dem größeren Balkon einen phantastisch weiten Stadtblick über das RAW mit seinen Szene-Clubs über den Stadtteil Friedrichshain bis zum Fernsehturm.
Trotzdem gibt es hier unterm Dach erstaunlich wenig Lärm und die zu vermietenden Zimmer liegen zum Hof und sind sehr ruhig. Der zweite dortige Balkon ist sonnig mit Südlage.
Straßenbahn, S-Bahn und U-Bahn (Warschauer Str.) sind in ca. 5 Minuten zu Fuß erreichbar.
The apartment is located in the middle of the trendy district of Friedrichshain (near Boxhagener Platz and Simon-Dach-Str.), lots of clubs, cafes, pubs, shops, etc. are on the doorstep, so to speak. From the larger balcony you have a fantastically wide view of the city over the RAW with its trendy clubs over the Friedrichshain district to the television tower.
Nevertheless, there is surprisingly little noise here under the roof and the rooms for rent face the courtyard and are very quiet. The second balcony there is sunny and faces south.
Tram, S-Bahn and U-Bahn (Warschauer Str.) can be reached in about 5 minutes on foot.
The shared apartment was founded about four years ago. It now consists of a woman and a man (he is the owner of the apartment), both of whom work. At around the age group (20-60) our third/fourth roommate would be desired and welcome, regardless of gender, profession or training.
We envision a coexistence where everyone can do “his or her own thing”, where there is friendly and respectful interaction with each other, everyone feels responsible for the common areas and where, if desired, people can still go to smaller places Activities (or even interesting conversations) can come together.

Uns schwebt ein Zusammenleben vor, wo jede/r „sein bzw. ihr Ding“ machen kann, wo ein freundlicher und respektvoller Umgang miteinander herrscht, jede/r sich verantwortlich für die Gemeinschaftsräume fühlt und wo man sich trotzdem bisweilen, falls gewünscht, zu kleineren Aktivitäten (oder auch mal interessanten Gesprächen) zusammenfinden kann.
I am Leo, the current tenant of the lovely place. For work reasons, I will leave the apartment most likely October 1st or November 1st and I am looking for someone to rent the place and take over my furniture incl. bed, cupboards and large sofa to a fair price.
the lease will therefore be for 1 or 2 months starting October 1st or November 1st, or alternatively the studio can be rented for a whole year with option of staying even longer.
