Cozy room, furnished with one king-size bed, one single bed used as a couch, one table, one abat-jour, and one cabinet for your belongings.
In the apt, you will find:
Julius (22 years old), is studying in the city center.
Antonio (77 years old), is living his retirement as a calm old man, taking care of plants, bikes, and cooking.
Your future room also has direct access to the terrace, used as a living room and dining area in the warmer months.
The apartment is located 2 km from the train station and Historical city center(UNIBZ), 1,2 km from the Eurac Research Center, and 1 km from the NOI Research Center.
Bed with King Size Mattress, cabinet, couch or 2nd Bed, table. Internet. The window lets some sun enter during the afternoon(exposition South-West) to the unique Terrace. There is also a sink with, a grill, a toaster, a fridge with a freezer, a boiler, the Microwave, and an Induction plate.
The only thing that is missing is the Dishwasher (placed inside the main Kitchenette).
Toni does not use the kitchen outside, so it is private to us.
The flat is located in the Eastern residential area of the city, close to the forest, the Castle, the river and just a 20-minute walk from Train station or UNI, 10-15 minutes to NOI or EURAC.
For our free time: our apartment is not far from Mountain "Kohlern" (a 1-hour deep walk till the top) with a beautiful forest, plenty of trekking paths, and the Haselburg Castle. If you feel fit, a 4h Trail brings you up to the beautiful Eggental Valley. U can even reach the area of Obereggen, for those who are sporty!
We have free bikes suitable for you.

We use to cook on the veranda and have breakfast as well as dinner.
Toni is a calm old man(retired)who spends afternoons caring for the Vegetation on the Terrace, doing DYI projects with wood, or repairing bicycles. When he does not work on something, he cooks, and follows MotoGP or F1 & the news on the TV. He smokes in the living room during the evenings. He is always up for Italian small-talk at dinner.
The rent is 560/Month (all-in).
Cleaning Schedule:
Every third day we split the cleaning.
For Antonio´s day comes a cleaning lady to take care of the. cleaning.
In the past shared grocery shopping has also been planned: Toni is a great cooking man; he cooks for himself and for us at night, and we just clean up afterward.

- deeper cleaning of room, kitchen and common areas.
- check of the provided bikes and within a couple of weeks the return of the full deposit.
