Das kleine, aber feine Zimmer (ca. 9 m²) hat ein Fenster, welches mit Teppichboden ausgestattet ist. Möbel sind vorhanden - die Ablöse ist zu verhandeln. Falls Du etwas nicht haben möchtest, findet sich auf jeden Fall eine Lösung.
Da das Zimmer leider recht klein ist, würden wir es jemanden empfehlen, der:die ggf. pendelt oder aus anderen Gründen das Zimmer nicht so viel bewohnt.
Das Zimmer ist Teil einer 8ter-WG - lass dich davon aber nicht abschrecken. Da die Wohnung aber zwei Küchen (leider ohne Spülmaschine...) und drei Bäder umfasst, wird es nie eng.

The small but nice room (approx. 9 m²) has a window, which is equipped with a carpet. Furniture is available - the transfer fee is to be negotiated. If you do not want something, a solution will definitely be found.
As the room is unfortunately quite small, we would recommend it to someone who commutes or does not live in the room that much for other reasons.
The room is part of a shared flat for 8 people - but don't let that put you off. However, as the apartment has two kitchens (unfortunately without a dishwasher...) and three bathrooms, it will never be overcrowded.
Die Wohnung liegt 1 Minute von der U-Bahn-Haltestelle Reeser Platz und 3 Min von der Theodor-Heuss-Brücke (U78 + U79) entfernt. Von da aus ist man in 7 Minuten in der Altstadt und in 12 Minuten am Hauptbahnhof.
Es sind ca. 200 Meter bis zum Rhein wo man im Sommer sehr gut grillen, spazieren oder joggen kann.
Nicht weit ist auch der Nordpark, der ebenfalls für einen Spaziergang einlädt.
Die Lage unserer WG ist perfekt! :)
In nächster Nähe findet man alles, was man braucht: Einkaufsmöglichkeiten (EDEKA fast neben an, ebenfalls nicht weit ein ALDI); Cafés und Restaurants sowie Ärzt:innen.

The apartment is 1 minute from the Reeser Platz subway stop and 3 minutes from the Theodor-Heuss-Brücke. From there you can reach the old town in 7 minutes and the main station in 12 minutes.
It is about 200 meters to the Rhine where you can barbecue, walk or jog in the summer.
The Nordpark is also not far away and is also perfect for a walk.
The location of our shared flat is perfect! :)
You will find everything you need in the immediate vicinity: shopping facilities (EDEKA almost next door, ALDI also not far away); cafés and restaurants as well as doctors.
Die WG besteht mit Dir aus insgesamt acht Personen. Da die Wohnung über zwei Küchen und drei Badezimmer verfügt, verteilt es sich allerdings immer ganz gut und es ist insgesamt sehr ruhig. Wir sind alle Mitte/Ende 20 bis Anfang 30.
Daher suchen wir jemanden, der:die ebenfalls am Ende des Studiums steht oder schon arbeitet. Teilweise arbeiten wir aus dem Homeoffice, weshalb uns eine entsprechende Arbeitsathmosphäre tagsüber sehr wichtig ist.
Jede:r ist für ein Schwätzchen zwischendurch zu haben oder freut sich über Gesellschaft beim Essen. Abends kann man zusammensitzen - frei nach dem Motto "Alles kann; nichts muss".
Wir suchen jemanden, der:die im besten Fall schon WG-Erfahrung hat, und weiß, dass es wichtig ist, Gemeinschaftsräume sauber zu halten und Verantwortung sowie Respekt untereinander zu zeigen.

The flat share consists of a total of eight people with you. As the apartment has two kitchens and three bathrooms, it's always well distributed and very quiet overall. We are all in our mid/late 20s to early 30s.
We are therefore looking for someone who is also at the end of their studies or already working. Some of us work from home, which is why it's very important for us to have an appropriate working atmosphere during the day.
Everyone is up for a chat in between or is happy to have company over a meal. In the evenings, we can sit together - true to the motto “Anything goes, nothing has to”.
We are looking for someone who ideally already has experience of living in a shared flat and knows that it is important to keep communal areas clean and show responsibility and respect for each other.
Zur angegebenen Miete kommt nur noch der Rundfunkbeitrag dazu. Da sich dieser aber durch acht Bewohner:innen teilt sind es nur noch ein paar Euro.
Neben der Miete und dem Abschlag kommt noch eine Kaution von 306 Euro hinzu, die du natürlich bei deinem Auszug zurückerhältst.
Bitte schreibe "Einverstanden" in deine Nachricht, damit wir wissen, dass du bis hier hin gelesen hast und die Konditionen okay für dich sind. Ansonsten erzähl uns auf jeden Fall gerne etwas über dich und was dir im Zusammenleben wichtig ist :)

The only addition to the stated rent is the broadcasting fee. However, since this is divided by eight residents, it is only a few euros.
