Wir bieten ein Zimmer mit Zugang zum Balkon für ca. 6 Monate. Wir suchen Praktikanten, Auszubildende, Studenten, Doktoranden oder junge Berufstätige (offen für alle und LGBTQIA* freundlich).
Bei Ein- und Auszugsterminen sind wir flexibel. Es handelt sich jedoch NICHT um eine dauerhafte Unterkunft. Der Untermietvertrag wird zunächst für mindestens 6 Monate abgeschlossen.
Danach können wir, je nach Interesse und Bedarf, erneut darüber sprechen. Eine automatische Verlängerung über 6 Monate hinaus gibt es nicht bzw. ist nicht garantiert. Bitte hast Du dafür Verständnis und planst Du entsprechend.
Das Zimmer ist mit allen Standardmöbeln ausgestattet und kann ohne weitere Kosten genutzt werden: Einzelbett, Schreibtisch, Stuhl, Lampe, Kleiderschrank, Sessel, Beistelltisch. Du kannst auch gerne unseren Ersatzmonitor benutzen, wenn Du magst.
Wenn Du deine eigenen Möbel mitbringen willst, ist das auch kein Problem. Wir würden die vorhandenen Möbel ausräumen.
Du hast auch die Möglichkeit - besonders im Sommer ist es schön - gemeinsam mit anderen Mitbewohnern Zeit auf dem Balkon zu verbringen.

We are offering a room with balcony access for approx. 6 months. We are looking for students, doctoral candidates or young professionals (open to all and LGBTQIA* friendly).
We are flexible with move-in and move-out dates. However, it is NOT a permanent accommodation. The subtenancy agreement will initially be for at least 6 months.
After that, depending on interest and need, we can discuss it again. An automatic extension beyond 6 months does not exist or is not guaranteed. Therefore, please understand this and make your plans accordingly.
Room has all standard furniture and can be used without further costs: Single bed, desk, chair, lamp, closet, armchair, side table. You are also welcome to use our spare monitor if you wish.
If you want to bring your own furniture, that's no problem either. We would clear out the existing furniture.
You also have the possibility - especially in summer is nice - to spend time on the balcony together with other flatmates.

Wir befinden uns in einer sehr guten Lage, ca. 8 Minuten von der S-Bahn-Haltestelle "Erlangen-Bruck" entfernt. Es gibt auch viele andere Busverbindungen in unmittelbarer Nähe (5 min Fußweg). Die Technische Fakultät der FAU ist in 15 Minuten mit dem Fahrrad zu erreichen.

We are in a very nice location, about 8 minutes away from the S-Bahn stop "Erlangen-Bruck". There are also many other bus connections in the immediate vicinity (5 min walk). The technical faculty of the FAU can be reached in 15 minutes by bike.

Im Moment sind wir zwei Personen in der Wohnung, wirst Du die dritte Person sein (max. insgesamt erlaubt sind drei Personen). Dies bedeutet, dass das Zimmer, das wir untervermieten, nur für eine Person ist, also nur für Dich. Du darfst nicht mit einer anderen Person in dem Zimmer wohnen (Kurzzeitgäste sind in Absprache mit anderen Haushaltsmitgliedern akzeptabel). Haustiere sind nicht erlaubt. Aus Platzmangel können wir auch keine Personen mit Kindern aufnehmen. Wir danken Dir für Dein Verständnis. Das Zimmer kann zu keiner Zeit an eine dritte Person untervermietet werden.
Wir sind Studenten und Berufstätige in der Stadt. Wir kochen gerne zusammen und gehen in der Natur spazieren, manchmal gehen wir zum Bowling oder ins Kino. Im Sommer machen wir gerne Grillabende und Picknicks. Du bist herzlich eingeladen, dich uns anzuschließen oder dein eigenes Ding zu machen.
Was wir suchen, ist eine Person, die Respekt und Verständnis für die Privatsphäre der anderen Mitbewohner zeigt. Sei bitte also harmonisch, freundlich und unkompliziert. Die Reinigungsaufgaben werden geteilt und Du bist für die Reinigung der Gemeinschaftsräume (Küche und Bad) wie jedes andere Mitglied des Haushalts verantwortlich.

At the moment we are two people in the apartment, you will be the third person (max. allowed in total are three people). This means that the room we are subletting is only for one person, so only for you. You cannot stay in the room with another person (short term guests are acceptable in aggreement with other household members). House pets are not allowed. We are also unable to accommodate people with children due to lack of space. Thank you for your understanding. The room cannot be sublet to a third person at any time.
We are students and professionals in the city. We like to cook together and go for walks in nature, sometimes we go bowling or to the movies. In summer we like to have barbecues and picnics. You are welcome to join us or do your own thing.
What we are looking for is a person who shows respect and understanding for the privacy of the other flatmates. So be harmonious, friendly and easy going. Cleaning duties will be shared and you will be responsible for cleaning the common areas (kitchen and bathroom) like any other member of the household.

Die Miete ist eine so genannte "Pauschalmiete" (also von Anfang an ist die Miete fix). Das bedeutet, dass alle anfallenden Kosten in der Miete enthalten, sind: Grundmiete, Heizung, Wasser (kalt/warm), WLAN, Strom, Rundfunkbeitrag, Müllgebühr etc. Auch die Kosten für Reinigungsmittel inkl. Toilettenpapier, Waschmittel etc. sind in der Miete enthalten.
Du bekommst jedoch weder eine Quittung noch einen Nachweis über die Kosten. Auch ist zu keinem Zeitpunkt eine Nachzahlung von Deiner Seite erforderlich. Und Du bekommst auch nichts von dem gezahlten Betrag zurück. Das ist mit der "Pauschalmiete" gemeint.

The rent is a so-called "all-inclusive rent" (i.e. the rent is fixed from the outset). This means that all costs incurred are included in the rent: Basic rent, heating, water (cold/warm), WLAN, electricity, broadcasting fee, garbage fee, etc. The costs for cleaning products including toilet paper, detergent etc. are also included in the rent.
However, you will not receive a receipt or proof of the costs. You are also not required to make any additional payments at any time. And you won't get any of the amount paid back. This is what is meant by "flat-rate rent".
