It is an apartment in a renovated old building with the location in Gertrudisstraße in the city center. The apartment has a large and small room, a medium-sized kitchen, a small bathroom with a bathtub, and a small hallway in the entrance area.
The small private room will be available short term/long term from December 2024. The rent costs 400€. You will share the flat with me. City registration will be possible from February 2025 due to the extended legal approval process from the rental agency.
The room is furnished with a bed (90x200) with a mattress, study table, chair, single seat sofa, a huge cupboard for clothes, a cosmetics cabinet with a side mirror and massive reflection mirror.
The kitchen is equipped with a fridge, two gas stoves, mini backöfen, a corner sofa, a dining table, and other kitchen utensils. The washing machine is also in the kitchen.
The bathroom is equipped with a bath, a toilet, a large window for ventilation, a mirror, and a small shelf.
The small hallway has shoe cabinets enough for two people.
The rent includes electricity, heating and internet. There are certain units of electricity, water and heating for a month. The value is enough for normal use in winter. The tenants will be informed after the yearly calculations and will pay a part of the fine if the limit exceeds.
Smoking inside the house and within the building is not allowed.
The apartment is centrally located and only 5 minutes from the Rheinisher Platz bus stop (145, 196). The tram (101, 103, 105, 106, 107, 108, 109) is only a 5-minute walk away, the University-Essen campus is about a 7-minute walk, and Rathaus-Essen is about a 10-minute walk from the apartment.
Through the bus-tram connection, you are everywhere in the inner ring in about 15 minutes.
There are in the immediate vicinity all conceivable supermarkets (Lidl, Adim, Rewe), several bakeries, a Lotus kiosk, a pizzeria La Strada and FitX / McFit. McD and Subway are very close.
The location is ideal because you are away from any street noise, etc. and still only a few minutes from the trendy clubs need.
A nearby duck pond in the Rheinischer Straße is perfect for skating, chilling, and barbecuing.
If your lectures are on campus in Duisburg, you can travel by shuttle bus from the university. There is a bus every 60 minutes between Essen and Duisburg Campus.

The deposit €900 is to secure all claims from the sublease.
The house is neatly maintained. A vacuum cleaner in the kitchen for usage. There are schedules for kitchen-toilet / garbage/staircase cleaning. I hope you follow the same and care for the home. Any other common requirements will be discussed after the stay confirmation.
You are liable for any damages incurred during your stay. You undertake to hand over the room in a cleaned state after contract expiration.
